The chairs need to be on your new rug & not left where they are

Rug is big enough that their front legs will be. If not yes we will move closer.

Lots of accessorizing still to come with colour but I think I was misguided in getting rug this big?

To make a rug that size work, you will need to move the chairs to create a conversational area. Try putting the 2 fabric chairs across from the fireplace.

I prefer a rug large enough to slip under the front 1/3 of the sofa with at least one foot of rug extending out from the sides. Have the chairs sit entirely on it. Pull both of the chairs onto the rug and I think it will work.

Remodel fireplace to capture the room

We aren't remodelling anything we are selling the house...

I would turn the rug 90 degrees and move sofa to face fireplace. Put the two chairs to where the sofa was.

Or first, some simple tweaking may just do the trick. Pull the ottoman/coffee table so that it is centered with the fireplace. Move sofa on to the rug more. Pull chairs off the wall some and closer or partly on to the rug. We can place a plant into that now empty chair corner.

Post us a couple of shots of that!

Every time you add something to a room, some tweaking is involved. Can you take photos again from different angles? And pull the chairs closer. You want a conversational grouping.

It doesn't fit there and the entrance to the room is right there and we don't want the couch to be the first thing seen

Doesn't work as to the right of the rug is access to dining room so it blocks it.

I would bring both chairs on to the rug, but also closer to tv a couple of feet and less at 90 degree angle. Then add an end table to the sofa. That will fill the extra rug space.

Doesn't have to be centered on the middle of the window, but more relaxed angle facing the sofa.

It's not extra rug space it's the access to the dining room.

Is there a wall behind the chair that is to the left of the sofa(the chair facing the fireplace)? Can you post a pic of the angle w the fireplace at your back?

As far as removing the TV, many buyers will mount their tv above the fireplace, so I do think you could take yours out. If you do take ur tv out, I would move the two chairs across from the couch on an angle as in a prior comment. I would bring the front legs onto the rug. Rug is a very good buy!! Rugs ground and define spaces. Without them, often, furniture looks as if it is "floating". If you feel that you want or need to keep ur tv, I would move the sofa facing the FP and then have a chair on either side of the sofa on an angle towards the FP. In this case, rug will likely need to be turned.

I would have used a larger rug like the one you have if I could have. This is similar to your room I think?

She is adorable!!!! It is hard to tell from pics the overall space in a room. I think you could pull your couch over so that it is facing the fireplace and then angle in the two chairs-one on either side of the sofa on an angle facing the FP--but it is hard to tell from the pic if there is enough room to do that--you may just have to experiment. My gut tells me the best design option is to pull the two chairs across from the sofa like in the pic I sent and remove the TV. I never use a TV when staging a vacant home--many, many ppl mount over the FP these days and really the idea in selling your home is to create an emotional connection for your potential buyers by making a space warm and inviting. Another thought to keep the TV--leave sofa where it is, pull one chair in facing the FP and the other chair across from the sofa. They need to be pulled into the grouping. Also, see if your ottoman can be centered w the FP. Wish I could come and help you play around w the arrangement--such fun when it finally comes together!!!

Now that we see the entire room. I'd put the 2 chairs across from the sofa and put the TV across from the fireplace, on that wall that has the single chair.

Since you're staging your home for sale, you may have to compromise what you like and your family enjoys and what prospects will see as they tour your home. The TV in the corner says there's no room for a TV here. The chair, sofa and hassock arrangement throws the room out of balance because none of them are aligned with the windows or fireplace. First, center the new rug aligned with the windows and the fireplace. Center the hassock with the FP firebox. Center the sofa in front of the windows so your bulkiest piece is not blocking the room's flow. Arrange the two chairs opposite the window with their backs to the dining area. If you have a table that reaches within 1" of the chair arm heights, put it between them. If it is round, angle the chairs. If it is square or rectangular, straighten the chairs. Both chairs and sofa should be within 18' or less from the hassock. If you wish to keep TV in this room, then put it on the wall to the right of the entry door.

I wish also that I could walk thru the screen here to help you. You just have to start sliding that furniture around. No substitute for that.

First off, when is your home going to be shown? Simply Southern and Deco are right. Your home sort of stops being your home when it is for sale. Since tv is distracting where it is, it needs a new spot.

Couple of things you could do. Put tv viewing into a den/bedroom. That lets you stage the living room without worrying about it.

Or, try these two things and post us photos of each.

1. Sofa moved 180 degrees so that its back is against the window. Put tv on other side of fireplace (if it has to stay in the room), chairs into sofa's old area. Center things with windows and fireplace.

2. I still think this will work: Move rug 90 degrees, put sofa facing fireplace pulled on to the rug. Looks to me like you will have space to walk behind the sofa into the room. I know that means the first thing you see is the sofa back, but we can possibly break that up some.

You do have a beautiful space with great windows, really nice fireplace and well furnished. Just trying to show it off best.

Seeing the back of sofa doesn't have to be so terrible.

Buyers really go for a streamlined look and ability to see themselves living/using the room. To streamline your room, you might take everything off mantel and put the TV there. Then set up the sofa and coffee table facing the fireplace/TV with the chairs flanking the sofa. Creates a coziness for socializing in front of the fireplace and ability to watch TV from all of the seating. See attached layout. Good luck and best wishes in the sale of your house!

The sofa doesn't fit facing the fireplace.

The rug cannot be turned 90 degrees it hits the dining table.

The sofa is higher than the windows and cannot go there it completely destroys the view outside.

We are looking at moving the tv to opposite side and putting chairs across from sofa.

I want it to look nice for buyers but where we live is an insane sellers market. I'm not going to do too much as house will sell as is easily.

Maybe AWS Studios layout will be a winner. I cannot believe how long this thread is for 4 pieces of furniture.

Yes most properties in our are are selling in a weekend with multiple offers over asking. It's insanity to be honest.

We have a great realtor and because of the market won't list till we have a lot. We plan to build a new home.

Ok I moved the chairs to get a feel but am not sure this works. What do I need to change if layout stays with chairs near fireplace (other than TV which I would obviously move)?

Things to note are that the rug cannot be turned. The rug is 8 feet by 12 feet. Couch is slightly over 8 feet long so that won't work.

I also can't move couch much closer to wear I'm standing taking photo as to my right is the pass through to dining area (second pic)

Wow! What an improvement. I saw that you said you didn't think the rug was a good idea but I think it made a huge difference. Before, it looked like you hadn't settled in yet. Now it looks like a happy, cozy home.

My husband and I agree that centring is needed but that's what can't happen. There isn't enough space to allow to walk through to dining area then :(

I think you need to go look at a staged house for sale and then see if you want to spend money in that direction. You might end up buying stuff that will look great in this house but not the new house you are moving into!

My daughter lives in Seattle; they hired a stager and got five offers in five days. They were very pleased with the look they got for their house and there are many stagers in many price ranges. They also had professional cleaners clean the house the day before the stagers came.

Seattle is a hot market but with so many people seeing staged homes on TV these days it is somewhat expected for people looking at homes for sale and a great investment for a realitivly small amount of money. Just another opinion.

Relocate the TV to another room for now. Arrange the furniture so that the couch faces the fireplace and the club chairs are where the couch used to be. The area rug is a great addition - ties it all together. Keep the plant on the mantle but remove the other items - too busy. Change out the mirror - it's too small for the area above the fireplace - if you have a larger mirror, then use it. If not, and you have a piece of artwork that would work, use that but remove the long blue/green artwork piece between the living and dining areas. Be sure and put some pretty coffee table books on the ottoman and perhaps a throw on one end of the sofa. Make sure there are no "personal" photos of family around - you want buyers to envision themselves living there.
