Turn the mirror vertically and so the bottom frame is 5" above the console table. Allowing TV to dominate the room is one of the big issues we deal with here at Houzz. Don't look at TV as an answer or solution. Put two chairs and a table where you have the sofa. Move the sofa to the wall opposite the console and mirror, so it looks welcoming to guests entering the door. Hang a big colorful piece of art 5" above the sofa. Add a pair of end tables and lamps, since the pet stairs would interfere with a coffee table.Tables should arrive within 1" of sofa's arms and lamps should bring the total height of the two pieces to 58-64" above the floor.

I did the room 13x14. I would put sofa and table facing window to help separate the dining area. No TV. Chairs facing sofa and an entry table on wall by front door. 6x8 rug. End table and lamp between chairs and lamp on entry table.

Please buy your furniture and get your placement before buying art, rug. You need to know where your furniture is in the room and use your floor plan to measure and make sure all you buy will fit. Here is another option, I don't like it as much as the 1st, but again, make sure all the pieces you buy will fit.
