Hi koolisdon2006!I don't have personal experience with this, but I believe others here on the forum have said it takes about two weeks to set up a DW. It's great that you have gas, water, etc. already there, but they still have to hook the house up to the lines. Is your dealer acting as general contractor on this? If not, who is? Is your GC subbing out all the work or does she or he have a dedicated crew who does all the MH's they sell? These are important questions to know, just in case anything goes wrong.

Many "old hands" on this forum, including cathyyg and christopher_h, will tell you that the dealer is more important than the manufacturer when buying a manufactured home. Again, I don't have personal adult experience with this. My parents bought a brand new DW in 1973, when I was 13. I just purchased a SW, but it's an old one and I bought it from a friend.

But I do remember us four kids driving up from California to Washington state with our parents, and when we got to our new home, only half of it was there! Luckily, the contractor was a decent guy and he put us up in a beautiful suite in a very nice hotel in Seattle for two weeks, until our home was ready to move into; he also paid the moving truck people for all the extra time we had to leave the truck sitting there with all our stuff in it.

You can probably figure 30 +/- days after the boxes arrive at the site. Not only do the boxes need to be properly buttoned, but the roof must be completed, the interior things like baseboards, final trim, heat, plumbing & power etc must be completed too.

What kind of foundation will it be on? A permanent one or piers? The site prep must be complete before the boxes arrive, so make sure somebody has all those things covered.

My home was delivered in mid-month, and we moved in 2 weeks later, but they really would have preferred another week. Mine was a double-wide in a manufactured home park with all hookups ready, standard cement block piers on concrete slab with vinyl skirting. There was a 3 day delay when no inspectors were available to come out and approve the water, gas, and electrical hookups so that the utilities could be turned on and used for the finishing work inside. Things like that happen. I'd count on a 3 week minimum, and be happy if it was less than that.

Christopher_H and cathyyg have the recent experience I do not, so take their word for it over mine--I guess I was a little over-optimistic! :-)
