design challenge HELP design small open floor plan.

I posted this earlier today and was told I was I need to include more details to be helped so here it goes.

Family of four, casual, fun love of outdoors, parties nights at fire pit and bbqs.

looking to design a home that meshes with the outdoors,has good flow and opens nicely to the back yard, great for entertaining.

we are not able to move walls it ended up being 50,000.00 out of budget. so we are working with basically a long rectangle. deciding on how to lay out the kitchen,dinning table space and livingroom.

this is a raw space no rooms lead off of this room, aside from the stairs going up and down.

the first two pictures are what the space is now. the second being the dimensions of the space. the third is an overview of the space. PLEASE note in the third picture the kitchen is in the wrong spot, we thought at one time flipping the space but it's not enough livingroom space as is needed.

Any help would be greatly appreciated.

I would remove the end cap wall that is confining your kitchen- this should be a very low cost change as it is doubtfully load bearing.

Remove the sofit in your kitchen so that you can have cabinetry go to the ceiling to feel more open.

You can try a layout like what I have chosen to do in my personal home: we did an L shaped kitchen with a long narrow island that dropped to become the ding table. 30" wide by (2' for the counter height island) and 6' for the "dining table".

Your TV looks as though it is high for viewing. Suggest insatlling it on the wall to the right of the FP & placing a media center under it. Is that a possibility?

HI -- Get your kitchen idea out of the going into the corner. Just have a straight run on a main wall with a big island instead . This will actually get you more and better usable space. The same for the living room space ... a straight sofa and a chair with the TV wall facing will work better . You don't really save space by having corner arrangements in a rather small room. Have 42 inch upper cabinets and even a chimney style hood vent .

If you went to an island instead of a dining table could you turn one of the windows into a French door to give you easier access to outdoors?

i really do not have a clear pic as to how you can go outside without knocking a wall out, i see no exit door?

2nd, I really think you might benefit from an island design like this?
