But wont the dining be readily viewable for visitors if we remove or can we have something else there to break the view? The feel of the house should be contemporary.

Ask him for another plan. Why do you need 2 sitting areas beside each other.

It would take so much time to redesign this house. Insist on another plan.

For such a big house it looks like your bedroom/ en suite is a little small. Do you have to have that second bedroom on the first floor? Also you will eat all your meals in dining room? If non-family are in the media room they will have to use a bathroom in someone's bedroom? Where's the washer/dryer?

HI -- Is this house for an Indian family ? Which would explain all the lounge/family areas and the work kitchen . Can you tell me your needs for a home such as how many are going to live there and so on. This plan is a little strange and chopped up.

Poor plan all the way around if you are looking for contempoary. My gut tells me maybe the builder does not understand contemporary in which case you are in trouble. Can you not get an architect to do the plans and the builder build it.

Great suggestion...as u said a washroom is required for a non family member as the guest room is in the ground floor. As per the existing plan provided,yes all meals wil be in dining room..untill we get a revised plan.. :-) The washer/dryer is on first floor..utility area...

You need to hire an architect and then bid plans that you are happy with to different builders to get competitive pricing.

Insist on another plan. Too many negatives with this one. Where are you located? How many people will live in the house?

open all the walls on the right of the stairs to make kitchen and one large flex space. You can add a standalone bar if that a requirement. The flow is not very good. Hiring a good architect is a really good idea.

For more privacy would you consider swapping media room and MBR?
