Help with small kitchen layout

This is a garage apartment. The 4 corners are the eaves from the roof.

Please help with the kitchen layout. I am not sure if a peninsula or island would work better or make it to small.

I had previously requested they switch the range and dw. I am assuming this was not possible due to the limited space.

The odd jog of the wall is not really needed so can definately be removed.

Other feedback is also appreciated.

My vote goes to a peninsula running (from where the sink is) parallel to the dining table. IMO a peninsula would provide just the right amount of separation to create the feel of a real dining area. I think you have enough space, and the dining area opens out to the living room so wouldn't be boxed in.

"I had previously requested they switch the range and dw. I am assuming this was not possible due to the limited space."

who did you request do that? I sure don't understand why the sink and stove are so close to each other and the dw on the other run.

Regarding switching the range and dw, I had requested this to the company I am working with on this plan. I did not notice til after 5 pm today that it was not done so I will have to check with them tomorrow regarding why. Not sure it will matter now. I think we need to redo the kitchen and include a peninsula.

Post on the kitchen forum for their help.

OH for sure get the DW and range changed. I would guess it is a venting issue they do not want to deal with but one foot of prep and washing area only next to the sink really would be a disaster to work with.

how wide is the table? that space is going to shrink quickly making space for a peninsula.

    was venting for stove discussed?

have you read thru the 'new to kitchens' thread over on the kitchen forum? you could post there and would probably get more help quicker... read that thread first, it'll answer a lot of questions for you.

What about an island on castors? Most of the time it could serve as a peninsula, but when you need the space, it can roll somewhere else.

Stringweaver I had that in one kitchen and it was really useful. I put casters on an old desk filled in the bottom of the knee hole and added my love hate plastic drawers in the hole and it stores so much in the plastic drawers and desk drawers. I still use it here. I put a little curtain over the knee hole to hide the plastic drawers. I did use 6 casters on it. They are not locking and it never rolled away from me unless I wanted it to.

In such a small space, with everything in one room, I'd turn the table, then extend cabinets across the larger window, if possible. The jog appears to be there to recess the fridge, but the fridge doors will need to extend past the adjacent cabinets any way. If you're using a counter-depth fridge, the jog can be more shallow, giving you more elbow room in the laundry area.

If you can vent the range to the side, you can have a nice stretch of counter for prep space, with extra storage in the cabinets under the window. I'm not sure if your appliances are standard sizes (30" range, 24" DW, 30" fridge), but in this plan you can use the less expensive standard sizes, and there is room for a standard depth fridge. (If you're not using a counter-depth fridge, you might want to keep the deeper recess.)

You might also consider a built-in banquette, which would provide extra storage in the benches:

Forget the peninsula thingy - no way would that fit. Having the table and chairs at one end would take up 10'8" with a 48: wide table. (Finding a 36" wide is gonna be tough. With a peninsula, that would only leave you 33 1/2 inches from side to side when in the u-area. (The peninsula needs a wall to support the cabinets so you don't just give up 25" for cabinet and counter but 29 1/2") You would have LESS space from side to side than in the galley of a 54' boat!

As for turning the table and running cabinets down the whole wall...... well that is going to be tight. THe wall to the left is only 7 1/2 feet before the hall. After the counter, you only have 65" left. No way can you have space to move along the counter + have chairs at the table + the table. Walk space chair space + table + chair space + walk space to hall = 208 inches needed and you only have 107 inches with the counter down the wall.

IF this a converted garage, you can run the stove vent straight up to the roof. (Or even - the horror of the Houzz upmarket expectations - do without out a vent as people did for decades.)

Keep the sink and frig where you have them. Put the stove where your original sketch shows the dishwasher. Consider going with a 24" stove rather than 30". Put the dishwasher next to the sink - again consider going with an 18" built in DW rather the standard 24".
