replace 5000 sq.ft. of sloping grass with a water saving design

There are two large trees in the area, a Sycamore and Liquid Amber. The area slopes down toward the street and is surrounded with a cement curb, a sidewalk leading to the front door, and an asphalt driveway. Gophers and voles are a problem. We live in S. Calif., with little rainfall.
