My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.
I can't name it but I'm pretty sure it is a weed. P malacoides is a choice evergreen perennial and can't compete with a vigorous weed. The latter needs to come out asap.
Semantics ..... P malacoides remains botanically a perennial wherever it is grown. But can be treated as an annual in cold climates. If you bring it inside in the winter it will survive if you have a cool light spot for it. Often grown as house plants here.
