If the tree is healthy and has shown no evidence of rot or anything else, the damage is yours to repair. So sez Judge Judy.

Unlike if the tree was obviously rotting and had been brought to the attention of the MHP management. Then the MHP's insurance would be liable. The healthy tree limb is exactly the sort of unexpected thing that homeowner's insurance is for.

-The MHP in which I live makes it very clear that we, the renters, are responsible for the regular, reasonable upkeep of any trees on our lots. Big stuff, like Cathy mentioned, is the park's responsibility. Unless, of course, the disease, infestation, or whatever, is caused by the recklessness or neglect of the renter. I have a stand of 7-10 tall, tall pine trees (I live in Washington) between the road and my driveway. My biggest concern is creating a fire hazard from the gazillion pine needles and pine cones!

I would never ever consider chopping them down, but I couldn't anyway. Besides a park rule prohibiting it without written consent of the owner, the city, county, and state have very strict laws against cutting down trees. A varience is almost impossible to get.
