The Kadinsky painting is very modern I see that the house is also. So it should be staged as minimal "stuff" decluttered. and accent pieces.

I am no designer, but those slip covers gotta go. I don't know how much cat damage you are talking about, but I'd personally rather see some strategically placed throw blankets over the worst of them on the existing couches, than a possibly too-small Ikea couch. Maybe add a higher lamp, with some pizazz for a focal point.

Unless have already bought your new house and are sure that this new sofa will be just right, I wouldn't buy an L shaped sofa. It may be the wrong shape for your new room. Buy an ordinary sofa and an ottoman or chair.

But I wouldn't bother if it were me. Your furniture is not going to sell the house - just go with the slipcovers and buy for your new home.

Will you be living in your house at the time you are staging or trying to sell your house? I guess I am asking because I would have minimum furniture in my house...for instance in the living room, one couch centered in front of the window with a floor lamp and a coffee table....slip covered or not...just make sure it is neat. Maybe one of your dining room chairs with a throw over the back, on the other wall with the single window, with a floor plant beside the chair. Put the other dining room chair beside the sliding doors under the mirror. Leave four around the dining table. But I do feel minimum things make a house look bigger, cleaner and brighter.

I would put the new couch in the living room. It's tidy, modern and pretty. Put the rug so the front feet of the sofa are on it.

The leathers can go to storage, or charity.

I like the white, but in a sofa not a sectional. White won't look quite as stark in real life as it does in Photoshop. A sofa and one chair will make your room look bigger. Some people (including me) don't like sectionals, but most people like sofas...so this would appeal to more buyers. Also, like stated above, the sofa will be more flexible in your new place. White furniture can be so uplifting and versatile. Good luck!

Thanks for all of the helpful comments. We have been decluttering like crazy (you should have seen the *real* before pictures :-P ), will try to take pics this weekend. We are all (me & hubby, three kids including an infant, a dog, two cats) living in the house while it is listed. I feel like Sisyphus trying to declutter while the kids re-clutter at an alarming rate lol. I think we will go ahead and buy the couch tomorrow if we still like it when we see it again in person. We want a sectional in general to live with, but could look into setting it up as just a two or three-seater sofa for staging and store the chaise until we move. We have edited our furniture heavily already (thanks to craigslist) and will look to see what else we can move out before listing.

chair placement - I like it on the side of the couch without the chaise. More of a conversation area. I know you don't want to block entry into the room, but it looks weird on the chaise side.

Don't worry about the rug. It's fine. Looks good!!!

Big improvement on the decluttering in the kitchen too. Do remove the mirror.
