Buyers cancelled...

Our buyers pulled out of the sale. Should I put back on market right away? Or do a cash out refinance and just rent house out? Inspection had only a GCFI outlet needing replaced. Appraisal came back 10k over what they were getting it for. The financing was a go. Broker, closing attorney and us were blindsided. Am trying not to be bitter but we turned down another offer for theirs. Plus we may now lose out on land we have under contract. We needed the proceeds from our house in order to buy. Things were going perfectly. Now they are a mess.

    Make contact with the other buyers ASAP, and see if they would be interested in making an offer.

    I don't suppose you were able to keep their earnest money. What was their supposed reason for backing out? I'm so sorry to hear this.

    It's still selling season (except in FL), so if you're in selling season, I'd put it right back on the market.

    I'd put the house back on the market right away to take advantage of the rest of the selling season.

    Yes we were able to keep the earnest money. Just stated personal reasons. Near Savannah. Not sure how much more of season is left. Thanks for the encouragement. Am quite down right now. Should be asleep..... :)

    You are obligated to let the sellers of the lot know that your deal fell apart.

    What a bummer, so sorry to hear that! Best of luck putting it on the market again.

    Based on what I read in these forums, I think the earnest money figures are way too low in the U.S. In Canada they're usually much higher. We advanced $60,000 in earnest money for the house we recently bought, and our realtor would have liked us to pay even more! (That's how competitive Toronto has become.) With such large figures, buyers are much less likely to walk away.

    Put it back on the market immediately. This happens so often now days there is no stigma to a lost sale. In your market location, the selling season is pretty much year around. When people ask why the sale fell through, tell them the truth. It's no fault of yours. The good news is the appraisal came in higher. There is no reason to rent it out unless you want it as an investment. Given that you need the proceeds for another property, you should sell it. You will need to advise the seller of the land that you cannot proceed. Land is much harder to sell than a house. It will most likely be there waiting for you when you have a closed sale on the house.

    Talking to land owners today. It was not till last evening that I was for sure they were walking away. Wanted to see what options I had. Parcel is being subdivided. Still waiting on the survey. Builder will go see it then. We still have couple weeks till due diligence ends and six weeks till closing.

    Yeah earnest was only $500..... They are out maybe $1000 with appraisal fees.

    Just got bad news. We can't do a VA refinance cash out if house has been on the market in the last 6 months. Only one option is put house back on market. Thanks for all the encouragement. Getting it ready..... again.

    They likely have a back up offer on the land. If they don't work with us we will lose it. Should know soon if they will extend the deadline or not.

    Have it back on zillow. However when changed from pending to back for sale it is saying 40+ days on market. Should I have ended listing and restarted it? Or is that wrong. Anyone who started looking in last 4 weeks is likely just looking at new listings.

    There is some kind of wait time for it to be off and back on. At least in California. My husband sold the home he and his ex owned together a couple years ago. He ignored all advice to update it and stage it and finally after being on the market for 6 months decided to bite the bullet and spend the money. He wanted it to be a "new" listing that didn't reflect all the time it had sat unsold, but they would not do that. With it's new shiny face, it sold quickly so the extra time didn't seem to matter.

    We have had this problem a lot (three contracts put on the house over the last six months). Two fell apart due to buyer issues...our third should close next week God willing!! But what I did in between contracts when relisting, since we had the same issue that the "days on the market" number was getting quite high, was edit my listing description text to read "BACK ON THE MARKET!! Updated home etc. etc." or something like that so buyers would know it hadn't been sitting that whole time, just contracts fell through. It happens all the time, so we didn't get people who were too bothered by it. Realtors did call and ask to make sure there weren't inspection or appraisal issues prior to showing, but we explained the buyer issues, and it was no big deal. Still showed, still went under contract again. And again. :) Good luck!

    Thanks Suzi yeah just need to sit tight. Its about up to date as it can be. Delighted update when your house sells. Hope third time is a charm. We have two showings this weekend. And someone came back for second showing today. They both want quick closings. Looking up.

    Making it a "new listing" doesnt matter anymore because all of that information is available online. It will show up again on the hot sheets, just put it out there. It sounds like it went fairly quickly the first time, it will happen again. "Back on the market" gets a lot of activity too!

    House finally closed Aug. 8th... on our fourth closing date. Was so mad that I sneakily arranged to go in 2 hours in advance and sign my part. Don't even want to see them. The agent sold us on "preapproved, no contingency, quick close" . Was lied to and told the bank because of 4th of July could not get paperwork done in time. Several more delays later found out from the broker that the guy was not preapproved his wife was. He had to get the guys credit score up. The guys name was the only one on the contract. So they planned this from the start!!!! Agent flat out lied to us.

    Our lives were in total chaos. Our vacation had to be cancelled, our kids started school the day of closing, my husband was out out of town for a month and we lost our land. So I had to move during summer with three kids all by myself. FUN!

    Thanks to a bunch of awesome people on my end we got our land back a couple weeks after we lost it. Had we not gotten it back we would have sold to the other couple that still wanted it. We did not want to let our landowner and awesome people on our side down. So we went with the sale. But these people were wrong and I wish we could have walked away from them. Am glad the house did sell and in about 4-6 months we will be in our new house. Will all work out in the end. ...
