Should I even consider this realtor?

We are planning on listing our house in a few weeks. It's horse property in an area where houses take a while to sell. The other day I met a woman who lives just a few doors down and it turns out she's a realtor; she told me they were going to put their house up for sale at the end of the summer as it's just too big for them. I then mentioned we were planning on listing too and she was interested in giving us a CMA. But...I worry that if she is planning on selling her house, she won't give much attention to us. I do know another realtor who specializes in horse property but I wanted more than one CMA to look at. What's your opinion?

Interview at least three realtors. Get CMA's from all of them. Look at some of their listings on the MLS to gauge the quality of their work product including virtual tour pictures. Listen to their marketing pitch. Try to find the agent in the area that actually sells houses and doesn't just list them. Your neighbor may be that agent. But, you won't know unless you do your homework first. Either way, don't over share your information with this nice person. You may find yourself in competition.

I'll repeat the good advice to not overshare. Keep your info completely private, be vague, and don't volunteer info or personal details. Everything you tell her will be filed away whether you list with her or not. But yes, ask her for a market analysis.

Make sure the realtor you hire has sold horse properties before. It is different than selling a house. I have yet to see an agent that isn't experienced in horse/farm properties, or a horse person themself do a good job marketing horse properties.

I'd get 3 cmas from agents (including your neighbor), and also ask your neighbor if she can show you her property. That way you will know what your competition looks like.

I, too, think your next door neighbor would not be the best choice of realtor for your property considering that she's also looking at selling her own. She will have a built-in bias towards her own listed property and could, even if unintentional, steer clients away from yours. That said, when you list with another realtor, there is nothing to prevent her from trying to help sell it.

Never give any Realtor your financial information. It is totally not necessary. They don't need to know what or if you owe any money to give you a price, just FYI.

I wouldn't mind if a neighbor looked at my house but I would want to look at hers too, if she is selling. Nice to know about the competition. If you get do decide to let her give you a price, make sure you compare it against all the other similar properties yourself online, as well as against that which any other Realtor provides you.
