I would float an apartment sized 3-seat sofa with its back to the west doorway. Add the swivel chairs opposite the sofa, and put the TV on an articulating arm above a credenza 25% wider than the set. It will be on the wall that puts it out of the traffic path that runs between the doors. I added a pair of console tables and lamps flanking the one door and a bookcase/display right of the single window.

So in your layout, deco, I'm assuming the TV would be mounted on that wall? Do you think a corner TV hutch in that corner might also work?

Elle - I worry that putting the TV in the bottom right corner would create a ton of glare because it would cut across a window and be right next to another. Or am I overthinking it maybe?

The only reason I would mount it on the wall would be to get more articulation to adjust for glare, etc. If a swivel base gets it turned enough for everyone to see it, then you can forgo the wall mount. How much daytime viewing is normal for you? Black out drapes can solve glare problems, as can a glare proof TV. Did the structural engineer check out the attic (assuming a one-story home?) Ceiling mount drop down TV above the FP could work.

Unfortunately, structural work like that really isn't an option because we'll only be renting for 2 years then looking to buy. If we owned the house, though, I'd definitely want to build out over the fireplace.

For the sofa, do you think a regular-sized sofa (80-85') would be too big for the space? Is that why you recommend an apartment-sized sofa instead?

You can always find a spot for an apartment sized sofa, even when you move elsewhere. If not, it would be easy to sell to an apartment dweller. You need no less than 30" to navigate around the ends of the sofa and the room is small.
