What throws it off for me is the offset of the light fixture. Have you tried orienting the table whereby a side with the two chairs are closer to the window?

The only thing that looks off to me is the location of the light fixture. Other than that you could use more art work on the wall.

I agree with idnash on everything except the rug. I do agree they can be annoying from a practical perspective, but some open spaces just need that anchor. I think it would be worth a shot with something like seagrass that is forgiving of crumbs and such.

Maybe try setting the 3 frames on a vertical line in the center of that wall, and embrace the rest of the space, :-) And yes, I would place a hook centered over the table to move the light fixture (use a longer chain).
A narrow sideboard or table behind the sofa woukd contribute to define the space.

Thank you all for the input. The armoire is going, a sofa table going in, artwork changing up and new light will be centered. I am also not a big fan of a rug under a dining room table due to functionality, but will at least move one temporarily to see if it helps. I centered the table directly parallel to the sofas and that has helped even up the space considerably. When the chandelier is delivered, I will have it centered over the table. You all have had valuable input -- sometimes you're just too close to it. And I'm not settling for half way -- I want it right and I want it right now. ;)

I would put a rug under the dining table to anchor it. I would also put a small sofa table behind your sofa. You need to get an electrician to move the light fixture above your table to center it. Also, I think the three pictures on the wall make the area look more off center. I would put one large picture on that wall.

idnash - if I did a mirror, do you have something in mind? Round? Long and narrow (horizontal or vertical). I'll be struggling with this blank space along the long living room wall then. I've enlisted the design help of PB and hopefully I'll have someone out to help, but if I can do it myself, then it remains my vision.

I think one large horizontal canvas painting that is hung level with the white trim of the stairs would be the best option for the art wall.

Center your light fixture if you're keeping that table and that orientation.

I agree - it won't feel balanced until the light fixture is centered under the table. If you have a good handyman or electrician, it shouldn't be too difficult to move.

I also recommend adding a console table or sideboard (as long as it isn't too deep) behind the sofa. It will add another area for storage and fill in the empty space.

You don't necessarily need to add a rug under the dining table.

I think the light fixture is in the right place; the table needs to turn 90° and be centered under it. That will also keep the table within the boundaries of the wall without the stair. Replace the three framed pieces with a single one that takes up no more than 2/3 of the width of the wall.

It looks as though you have lots of good advice. A couple of things I would add are: if you decide to use a mirror, make sure it has something to reflect. Nothing worse than a mirror with nothing to reflect. Another thing about the rug. Then you might use blue tape on the floor to 'map' out the size you'll need. With the console/buffet behind the sofa, a rug may feel too cluttered or tight for your taste.

What grover said. 90 deg rotation of table solves the centering with no electrician required.

Looks like you might not have room to turn the table, in which case, definitely move the light. Do something like this for the art:

It always amazes me when I walk into a client's brand new home and the contractor has installed the light fixture dead center of the room. ( contractors that do t work with designers). This is a common occurrence. P,ease get the light moved even though it's a hassle.


A rug would soften the space but be sure the chairs can pull out all the way onto the rug.

I like a large piece of art or maybe a leaner mirror on the wall - or a nice small console with the art and 2 sconces !

Choose a slender console for the back of the sofa. Put a floor lamp on each end, or a pair of lamps on top. The table and chairs need to be on a subtly interesting rug. In the seating area, don't forget that people need a place to set down a book/drink/snack. Lighting the ceiling makes a room more comfortable.

Again, thank you for all of the great advice. Groveraxle - thank you for the pictures and the vision as it really helped. I'm curious what software you used to do this. Great point about the mirror -- the view would be my neighbors house and an AC unit, so I will be looking for a large, square piece of art for that was in 30 x 30, so many great artists here in Charleston. And lastly, I'll be adding a narrow console behind the table with lamps/decor. You have all helped my vision. I'm crossing that budget mark for the whole house and really need to focus on getting these last few pieces right before feeling "spent out".

We think a rug would help anchor the table and set the tone for the differences in space. Making sure that you get a rug large enough that all the chairs pulled out are still on it is ideal. Its a great way to add a design or a pop of color to the space. Best of Luck with your design!

You don't have room for sideboard on stair wall it will stick out past windows.its true any time you hang a mirror you need to consider the reflection in it. If your removing the armoire I would put the vertical picture on left side of TV hang the other two Picts on right side on top of of each other( you may need larger Picts) then put large house plant left side of 2 windows. Put narrow sofa table behind sofa with lamps. You then can put decor on top. You could do an xtra large clock or something metal on stair wall. Put a pretty runner on table to add color and anchor it. I don't think you have room for large enough rug under table to not be walking on its edge entering that room. Besides why have hardwood if your going to cover it and there is already a rug between the sofas. The table is anchored on 3 sides I see your vision with the end chairs on table they stick out a little but that's OK and I know your keeping them there. Remember you need at least 30" for chairs to pull out from table. And enough room for a diner to get out. If you don't have that don't do sofa table. Less is more. Never wear earrings bracelets and necklace together.

I think your spaces look lovely. A few tweaks and you are done! No mirror, but I like the small prints but I would arrange them in a stair step nod. Need five. 3 on angle to repeat stairs and two on inside of that angle. If you reorient the table, I think you will have trouble having enough room for chairs to slide back so guests can get in and out. I would keep the current orientation and center light over the table. Best if you can move the junction box, but ok to swag it. Mainly you will need enough chain and wire length to do that. Check wit PB on chain length, might have to order more chain. Hope length of wire will work. Lovely setting. BTW table runners don't fit with your "transitional" goal. Nice arrangement of a collection of glassware or simple line of decorative votives. Keep it simple.

Move light, or have it swagged with a hook. Short-term fix for art is to remove the leftmost piece (helping the grouping be more in line with table), but agree that a single piece would work better. Nice room!

I agree with flo on the runner to the extent I didn't mean grandmas doilies. I have a beveled mirror ( runner) with crystal candlesticks of various size.you could use a long dish, etc. Because you have such large sofas you need larger artwork. A group of small prints on stair wall would be too much and out of balance.The Lr and Dr have to be considered together for the room as a whole.

Also remember to not take to much focus away from the new light fixture your putting up.

Could you do 2 light fixtures which would add more balance and you could leave the table where it is. Could you return the light fixture and maybe go with a longer rectangle light fixture that maybe has a shade? I like the table where it it and think you need a rug and a narrow sofa table.
