Help with bath floorplan

last modified: 10 years ago

We are about to pour foundation in 10 days, and realized our bathroom won't work. We are not in love with the ideas that our professionals have suggested, and so I'd like to see if any of you have anything we hadn't yet considered! Everything can still be moved (plumbing). The main issue is the 3 windows on the front wall- we REALLY don't want to change the elevations, but they start at 6ft- there is no way to hang a mirror unless my DH shrinks a bit. Right now, it calls for sconces beside the mirrors. The bath windows can be eliminated or whatever- the left wall is open for window changes.

We DO use the bath 4-5 nights out of the week, and I'd really like to keep the sit-down vanity.

Simplest thing is to take out the knee space and put both sinks on that wall. Not crazy about the angles. It makes the shower very awkward. It is only 3' 7" wide at widest going to 2 ft?

Not sure what your budget is, but you could create a wet room on that wall with the three small windows with both your shower and tub there. Eliminate the window on the left wall and have a vanity stretch across where the tub is now to the wet room. With a wet room, it could really open up a lot of options of what you do with the tub (Japanese tub, etc).

Hope that helps get you thinking. The shower for sure in my opinion would be very aggravating and a little claustrophobic on the narrow end.

As you have discovered, the mirror(s) goes above the lavatories.

Here's an idea: The plan showing two lavatories side by side could share one large mirror that covers the wall behind both lavatories. That mirror is good for more than shaving or applying lipstick. It provides almost full body coverage and brightens the room. Hang two swag lamps on each side of the mirror

Not a fan of the angles limiting your space at all. The narrowest spacing is where the code measures, and I wouldn't be surprised if that toilet enclosure got red tagged in real life.

I think you need to post a larger picture of the whole plan. You need to consider how this relates to it as a whole. Plus, if you've got issues here, you likely have them elsewhere as well. Much better to fix on paper than jackhammer the slab after the inspector shuts you down at trim out.

We were not a fan of the angles at all. These ideas are
absolutely ingenious, thank you!! Gpeach, thank you so much for taking the time
    to do the idea mock-ups!

Agree with live_wire_oak. Post your whole floor plan on the building forum. There will be people wanting to change your whole plan. But many others will help point out things like door swings, lack of storage, tight corners and such. Stuff that is easily changed at this point that will make a huge difference in how the house lives.
