also, flipping your furniture arrangement would put the couch looking toward the water not land out the side sliders.

Install clear french doors on bedroom/living room wall or pocket doors. Have view with doors opened or closed.

You could potentially switch the living room and the master bedroom, but only if you are willing and allowed to go that far budget and work-wise.

Other easier solutions are possible, can you add dimensions to the floor-plan?

If you switch the living room with the master bedroom does that mean the entrance would open into the bedroom??? And that the kitchen would be off the bedroom? This doesn't sound like a good solution.

You should also consult with the homeowners association before knocking out any walls on the interior since it might affect other tenants or possibly be load-bearing.

Thanks for the helpful suggestions. Here are some additional photos of the floor plan. The Condo board has approved moving the walls, and adding additional sliding glass doors on the north wall, it is just the ocean view wall we can't add windows to unless the whole stack (8 floors) agree to add the same windows. We have moved the sofa to the other side of the living room and that has helped.

for clarity, i never intended 'switch bedroom and living room' to be a simple just move the furniture activity. walls would still have to happen but it would put the living room in the right place.

thanks for the reposted floor plan. its really not very easy, is it. sort of odd for the original designer to not have maximized the best view.

Get some really nice deck furniture or lounge chairs so you can really enjoy that wonderful view.

As you can move walls flip the masterbedroom to the dining area and make it a guest room; you will probably have to downsize the room and closet area but can keep the bathroom the same? Then flip the dining area to the living room and the living room to the dining area......Add a long hallway into the dining area and make the new bedroom by the kitchen a guest room and keep the master bedroom in the second bedroom a shown on the plan....then you have views from all your princial rooms.

Again only suggestions but I believe rethinking the rooms to rooms that have views to you as the owner could work?

Can you write the dimensions on the sketch more clearly and re-send it? Its hard to read.

Switching the master and living room can work if the kitchen is also located to the new living room area near the current master bathroom. (Technically possible as plumbing is there already) Is that something you and the building consider?

It is not yet sure if the end result works well but if you would consider it we can check it for you.

How about this simple idea:

Make an opening of about 7' between the living room and master near the external wall with a sliding door into a pocket.

Inside the master cancel the walk-in closet and make it a regular wardrobe. On the other side of the bed make a second bespoke wardrobe that acts as a space divider. It divides the room into a large sleeping are and a small walk-way/study area. Another sliding door closes the walkway between the two areas. The divider can be two sided and function as a desk for home office. The divider should only be about 6' high so there is always light and air coming into the sleeping area from above.

when you have guests simply open one sliding door and close the other, and vice versa.
