You may have serious problems venting dryer properly in the middle of the floor plan like that. Long and/or circuitous venting for dryers means longer drying time and the need for periodic professional cleaning of vents to prevent fire hazard.

Aanother issue I found is moving furniture would be difficult. I spoke to the designer today and she mentioned they can take off the little wall left to the front entrance door. Please let me know what you all think. Thank you

Personally, I'd be more inclined to keep the original floorplan, but ditch the bathtub and replace it with a shower.

Are you planning to use that hall space for a desk or some other purpose? If not, it looks like the washer would be fine there. I would remove that hallway closet though either way, so the door into bedroom 4 is from the hall by the shared bath, rather than by the entry and living area. I would also be inclined to just replace the tub with the shower so you have a more open kitchen area.

the issue with removing the bathtub is that I would preclude buyers who have children. They wouldn't be able to bath there kids. Hard decision :(

In addition to venting and moisture problems with the laundry room in the middle of the floor plan, you have no window in the bath.

Consider enlarging the bath, so the back wall of the downstairs is the same all across -- kitchen, bath AND laundry room. The bath and laundry need to be on an exterior wall with at least one small window for light and venting and moisture; however, ...

... IF the size and shape of the exterior walls is already fixed, consider investing in one of the larger, more expensive tubs and/or tub enclosures with a shower fixture affixed to the wall. Having both together makes for a much more practical use of space -- it's not as if the water pressure for most homes could let you use both at the same time anyway and why add more cleaning than necessary.

Also, you have some really odd corners in the front of the living room and bedroom 4 which will make furniture placement awkward and the look of the windows from the inside really, really, really OFF -- the visual will irritate you a great deal if you are someone able to appreciate balance and symmetry. You'd be much better served with a straight wall between the living room and the adjoining bedroom and three very large windows centered in the front living room wall rather than two pair with spacing between and part of one window hidden in an odd nook. If you've not settled on a plan, please rethink the ones you're considering with this in mind.

I just realized that your front door is next to the kitchen, so that area where you are thinking of the washer is in the entry. I thought the front door was from the balcony. So I would not put the washer there. Stick with the original. This isn't a floor plan for famliies with young kids so I wouldn't worry about having just the shower if that's what you prefer.
