Exterior design...help!

This funky old church, now a five-plex, needs a vision! Any ideas for exterior materials, entry, colors, etc. that would make you want to rent here would be greatly appreciated.

LOVE the townhouse row idea, thank you! Possibly each section with a different siding but similar color scheme (metal, wood, hardyboard panels)? New windows and big entry awning are in the plan.

Sounds great! A bit of roof and shingle or the hexagonal end, some great horizontal roofing for the middle or cap the roof off.
Agreed, detailing the roof lines would work wonders. Thanks for such great input.

First of all paint it. Stain is splotching and tired looking. Paint will allow the siding to look good and use a Satin finish. And paint the base the same color so the base is not the first thing you see like now
You have trim on some windows by not the others. Put trim on all of them.
Paint the horizontal trim in a darker accent color and then bring it down onto the entrance canopy and put a punch color on the door.
I won'd give you any specific colors because this is how I make my living but with great colors the building could look really attractive instead of like section 8 housing.

Ha! Yes, we're trying to revitalize it out of the ghetto! Thanks for the input.

    Hi traciday,
Love the building lots of design potential here, I have attached some color options here that may interest you. Hope they help you in your decision making.

I think you are just putting lipstick on a pig here. The color adds nothing to the house, it just keeps you from noticing immediately how homely it is.

"Lipstick on a pig" OMG! LMAO!

Tracy, I would definitely hire an architect to make unique entrances, units, etc. then take your plan to a contractor and get bids. I'm sorry if my comment seemed rude or ridiculed you in any way. That's my 3 Tecate first response. :D You are so lucky to have the potential rental income and to maximize the potential, hire a professional. Architect first.

Trim out all the windows in white and paint the fascia boards white. Use a brick or stone treatment on the lower gray area and also on the area that bumps out. Make the entry more dramatic.

It looks like the cladding could use an upgrade and I agree that keeping a consistant trim around the windows would help tie things together. There's this ultra durable, very modern concrete/cement siding you could use coupled with a new entry canopy that uses the same standing seam metal roof that would significantly modernize the look and durabilty of your rental property. I did a very quick sketch with and added an image of a project white window frames using the concrete material. I've got more ideas too!

Trim windows. Did I say trim the windows? Oh, I know, trim the windows. Cool paint...did I say , please, please please, trim the windows...effectively please.
Oh yeah, trim portico, new cool door.
I swear I will trim the windows!
Here's one where you'd expand the trim or add an accent panel adjacent to help break up the facade and give it a nicer proportion and scale.
interesting idea, an accent panel adjacent to the window. Go Mas72!
So how did it turn out?
I think, make the entry a little grander. Maybe changing out the doors, and enlarging the porch. I also think that if you add more structure to the second story, above the entry, because now it looks flat and kind of boring. Also maybe paint it, and make the windows all the same. Post pics when its done, I would like to see the finished product!!

Would love to see how this turned out.

If it's still in the game for advice: I'd say pick a side. Right now it suggests traditional with it's clapboard siding, but is so lacking in ornamentation as to make it look like it just got completely shaved at the barber. Either add ornamentation to declare a style, or keep it stripped of ornamentation and play with modern edgy materials on the surfaces you have. And don't just paint it, it will look just as shaved but in a different color.

Thanks for the interest. So far we have dug out the foundation (8'), waterproofed and insulated it, gravel, and window wells. In the process of gutting/remodeling a unit and by fall we should have all windows replaced and a new big entry awning installed. Siding will be spring (steel, concrete board). Where does the time go? Rob, we are going with the row house look. I was going to color-block it but you took the idea a step further. Genius!

You could do a lot with that. There is enough room for a porch with some decorative concrete. You could also have a wrapped walk to the door through some greenery. With such sharp edges you might want to try to a softer approach to the front. Here is a place that does some interesting concrete pathways: www.leesurepools.com. (they do mostly pools but they have some good side things)
