Seeding New Lawn

We are close to taking possession of our new build in the Pacific Northwest. I expect it to be the last week of August or first week of September. Soon the final grading of our property will take place and a sprinkler system will be installed.

Will this be a good time to put in grass seed for our lawn? This week we are having unusually high heat, with a high heat warning Thursday through Saturday. Typically, September can be sunny and warm---but it can sometimes be very hot or very rainy. What about putting in a few trees? Would now be okay, or better to wait until October.

Also, what is the best procedure for preparing to seed the lawn and then keep it going afterward? It's been a long time since we've put in a yard, and we didn't always get the best results. So this year we're asking for some guidance about what we need to do. Thanks.
