Earleville, MD - for retirement?

I am researching area for retirement home... Here are things that are important to us...

- sizable property (5+ acres) for vegetable gardening, small orchard, and raising some farm animals... Aspiring homesteading lifestyle

- close major city and highway for transportation... Like to travel and visit to ny/nj areas to visit friends and family

- Warmer climate (than nj)

- low real estate taxes

- access to water for sailing and marina

- waterfront desirable

Thanks in advance for anything you can offer on earleville or any other suggestion...

North Carolina has lower taxes, Currituck County, Dare County are very nice, close to water, more acreage available in Currituck. Take a look online.

Never heard Maryland described as having lower real estate taxes or lower taxes of any kind! Climate not that different than NJ. Last year the January snowstorm dumped 30+ inches of snow here.

Norfolk, VA might be a good fit- dear friend moved there from here in Maryland and has found climate much preferable. Same water oriented activities.

Lol... Thank you both. I think taxes is all relative. We were paying $23k previously 1/3 acre property in north jersey. Now $10k for 1/2 acre in jersey shore. I am seeing acres In Maryland for less than $5k.

Not sure where you are in NJ - but the southern Delaware beaches are a smidge warmer than northern NJ, and the tax advantages of retiring to Delaware are outstanding. Very low real estate taxes.

Earleville is right on the northern end of Chesapeake Bay, a huge temperature moderator. Much lower hurricane risk.

Years ago I lived directly across the Bay from Earleville near Havre de Grace. Climate was great.

Maybe 3 hours to NYC.
