Rotten figs

I have 2 fig trees from Lowe's. Both are thriving and loaded with figs. But as soon as they turn brownish and start to ripen, they rot. They turn soft and rot from the inside. What causes this and how can I stop it? We haven't had one edible fig since they were planted. I see no insect pests and the leaves are healthy.

Variety listed on label? Potted or in-ground? Watering regiment? Ripening for how long?

No label kept. All it said was Figs. I got them at either WalMart or Lowe's. They are planted in the ground. I mixed topsoil in the sand before planting. I water them really well two to three times a week since there is little rain for weeks now. The leaves look great - no insect pests or fungus/molds that can be seen. They don't get to ripen. As soon as they start to turn color the rot spots appear and they fall to the ground.

Give it another year then. Maybe just shock from the transplant into the ground.
