Kitchen,Work Kitchen,Laundry,Dining area Layout

Hello,

I would like to ask for help about the layout area. We will remodel 1890s house and add extension.

Would you change anything?

Original plan - (kitchen, bathroom and atelier was added 1960s) but almost all the walls and floors need to be reconstructed.

Our idea.


2nd idea we added wall so Work kitchen is divided with laundry.

    Are you saying you will have:

    • Kitchen
    • Work Kitchen (i.e., a second Kitchen)
    • Laundry Room
    • Dining Room

    Why two Kitchens? With your limited space, I would not put in two Kitchens.

    Do you really want: two Kitchens to have to keep clean, running back and forth b/w the Kitchens, etc.

    I would not allocate that amount of space to a laundry room, you really use the kitchen much more.

    I would expect a wall full of storage cabinets in the carport or platform area.

    Will you dine alfresco on the platform area? I'd like the kitchen easily accessible from dining and any outdoor dining. 9' is too narrow for a dining room. I would prefer to take some space off the platform area and add it to the dining room.

    The triangular layout adds drama but this doesn't use the space very well. Is this a house? Is the lot itself triangular?

    What is the difference between the platform and patio? Why is furniture crowded onto the patio?

    Are there any windows in the laundry - kitchen areas?

    I appreciate your feedback very much. Thank you.

    To answer your question.

    -Shape of the plot is triangular. We know it is not ideal and we have to work with it. House is 5.75 meters wide x 16.51 meters long. House is in the city.

    We will be the only house in radios 2KM who will have carport on their property.

    -2 kitchens, I kind of like the idea to have preparation kitchen, where I have all my accessories (kitchen aid) reachable. I do make my own bread, pasta, mince meat...etc

    -3 as you can see we do not have outdoor space. So we are trying to make something from nothing. Use it as well as we can. We used Houzz idea to cover the patio to create shield against sun and rain. (heat window)

    -4 work Kitchen area will not have windows only sky light. And work kitchen will have only small window or door from Carport.

    Laundry, (Mud room) Washing and drying clothes, storage...etc and will most likely take of shoes in this area.

    Work kitchen. We bring shopping and store it here.

    Kitchen (stuff that needs to go to fridge will end up here)

    -5 so what now guys? any ideas for improvement?

    Very good. :) If you can post a measured overhead plan (on a grid, if possible), we can help you lay out both kitchens.

    Red lines show walls that can not be changed that easily. To change wall would mean support it with pillars ..etc

    It would be interesting to see what would you change.
