Hello Thopkins1963, how about an outdoor rug? It is washable and can take a beating better than indoor carpet. Outdoor rugs are made in various sizes and lengths.

Are you replacing wall to wall carpet or an area rug? Where is this going? What is your style? Sunlight can be controlled with solar shades and i always advise my clients to use them. Other than that you need to give us more info.

Nylon would be your best option for heavy traffic and affordability. Considering you have high dust levels due to a road you will need to vacuum the carpet to help pull up all dirt particles. Dirt will mat down the fibers in the carpet over time causing the carpet not to perform properly.

I would suggest a solution dyed nylon. This will be fade resistant, very cleanable and wear excellent for many years. You can find a nice carpet and have it finished on the edge or installed wall to wall. Some brand names solution dyed nylons go by are: Pet Protect, Solar Max, Shaw's Endura, etc.
