I can never get into the open concept craze. Sometimes it gets too carried away especially with a smaller house as when you walk in thats it you have seen it all there is only one room. Save the $10k and save for an addition on your house. I see so many houses that have the wall removed but there are posts and beams ghosting where the wall was.

As your question asks where do you put your furniture as you loose an important wall. Plan well if you go ahead.

Well also wondering what looks best when you walk into the house. Right now you walk in front door and there is the 4 foot widewall down the middle of these "2" rooms. Is there any other options... I do like walls to put things against and store stuff though.. but the one side we have 50 inch tv and it doesn't always feel big enough.

I'm a little bit confused about where the walls are now, what you want to remove and what is load bearing. Could you redraw? Right now, I think I would swap the family room and the dining room - the space at the top looks much larger.

not open stairwell but we want it open. to scale. top left livinv room set uo, bittom room, famiky room type set up. no door between the 2 rooms, so tv noise compete with each otger

HI -- If you need this , then do it if possible --- the rooms are very boxy and small and if removing the wall makes life easier and the flow better for you , I don't see why not .
