Fescue blend problens

During a foundation repair the contractors put down what’s
looking like a pretty high quality ttt fescue and fine fescue blend that’s
thriving. They can’t tell me what mix they used, but he said usually it’s a
lowes/home centipede deal(which its def not). They planted it last fall and I never noticed anything
until a month ago. This stuff is ridiculous and the hotter it gets the better
it seems to do (even taking out 419 bermuda). It creates a thick soft carpet
with a lot of fine bladed with some med width blade grass (no clumps like reg
tall fescue) with a fescue or bluegrass root looking system. Growth is crazy and it’s even spreading deep into the neighbors
yard. I’ve been thinking about spraying it and starting over with 419 sod. However,
I’m worried about it coming right back from the neighbors. It out competes
everything which is weird for a non Bermuda grass in central AL. I can load
some pics this afternoon. Usually all fescue around here is a shade mix of fine
fescue mixed with something like rebel. Any ideas on what this is and what to
do? The heat hasn't really kicked up yet, but it's starting to creep into the 90s

My regime is what's listed in the Bermuda bible and the area is central AL.
