look up apple bitter rot. I think that is what you have. You need to spray your tree with fungicide like Captan. Follow the label.

Get rid opf all those dropped fruit. Throw them out with trash. Orchard sanitation is important.

Yup, bitter rot is an apple problem in a warm climate.

Your tree needs some serious pruning to open up the tree, increase light penetration and air circulation. Summer apple pruning is a good start.
