Carpet to Hardwood

We have hardwood throughout the first floor except laundry room and master bath which are tile. Having converted carpeted living room and den to hardwood, and laundry room and upstairs bath from linoleum to tile.

Next phase is 2 upstairs bedrooms and open stairway from carpet to hardwood. We would add a runner on the stairs since we have previously practiced slipping on bare hardwood stairs in another home.

My question, will this pricey re-flooring pay off when selling the house in the future? We could spend the next 10 years or rest of our lives here and we would enjoy the change, but if we needed to move in the next 2-3 years? Flooring people are top-notch.

CLC has a good point regarding what's more popular in your market area. We live in Southern CA, and hardwood seems to be highly desired. The home we bought a few years ago is all hardwood with carpet in two of the bedrooms. We intend to pull the carpet up soon.

I think hardwoods are always a good selling point. If you don't move then you get to enjoy them.

Agree...win-win. Great selling point or you can enjoy. Hardwood is lovely and sooooo much more practical than carpet.

I think it depends on what is popular in your area. We have hardwood in the bedrooms (which I absolutely love), but it seems that everyone in our cold climate wants and expects carpet in the bedrooms, so it won't help us at resale at all. It shouldn't hurt, but we won't get our money back. It makes me sad to think someone will probably buy our house and put carpet over the wood in the bedrooms.

Unless there is a good chance you will move in a few years, I would do what makes sense for your family.

Great idea on quality installation, that is the best payout you'll see on your hardwoods in the long haul (especially when you're investing in a quality product).

We always recommend to match the floor with the quality around it. You'd use hardwood if you have stone counter tops, quality furniture, nice cabinets, up kept yard, other homes in the neighborhood have hardwood, etc. That is when you will absolutely see the return in sale.

@schnable, I don't think you'll regret going to hardwood. Just curious...where in SE Michigan? It's been forever ago but we lived in Farmington Hills. At the time, it was just Farmington.
