I just remodeled my bathroom, removing the gigantic almost wall-to-wall, vanity-to-ceiling mirror, and replacing with framed mirrors and lights over each, and it's amazing how much larger the bathroom seems now. We did not change the layout of the room at all. While we did replace our vanity, if your going to sell in the next two years, I recommend painting in a white or cream (linen closet, too), getting some really updated brushed nickel hardware, a new counter and sink and brushed nickel faucet and matching accessories for the rest of the room. The counter doesn't have to be granite, there are some really beautiful Formica colors and styles now, and as long as you get a porcelain sink of good quality. Ours is a formica that looks just like slate with the texture and look of real slate.

However, if you don't know exactly when you're going to sell, and it could be as long as five years, go ahead and get new cabinetry, granite, etc., etc., so you can have the enjoyment of it until you do sell. Remember, in a bathroom this small, light colors will make it seem larger, and white on the ceiling.

They make paint for cabinets that would probably work well for the linen closet. Closed storage is a good thing in a bathroom, especially with a small vanity!

no open shelves--the moisture and dust and bathroom products are not a great combo...

I've been looking for vanity tops and it would actually be cheaper for me to buy a completely new vanity!

You could then paint your linen cabinet the same color as the walls in a semi-gloss finish. I would use eggshell finish to paint the walls--not as shiny.

I wouldn't put open shelving in a bathroom, especially one of this size.
I would, however, refinish what is existing. Getting any granite counter (pick something neutral if you are going to be selling) will always catch a buyer's eye... it's something people would assume they would never have simply because of the cost, and yet people pay close to $500 for just a vanity base... why not keep what you have and invest in granite?
Getting a framed mirror will do wonders, and look into updating the tile if you are up for it.

Definitely paint as well... something neutral.

The first thing I would do is paint. The light blue against all darker wood is breaking the room up into tiny pieces. If you are not going to paint the doors and trim throughout the home, keep the wood and keep it the same throughout the house. Pick a mid-toned beige for the walls that has the same undertone as the wood. I would not do granite in the bathroom unless you are going to do it in the kitchen as well. You don't want your bathroom to outshine the kitchen. I would go with a white vanity top that matches the toilet. Add color with a great shower curtain, towels and a pretty soap dish. Pick a shower curtain that has some of the browns and tans as well as color and use the color from the curtain for the towels.

We just finished a beautiful refinish of a vanity just like this.
We suggest you find a pro who knows how to refinish.
