Bark splitting photos

Hi, can anyone tell based on these photos why this tree bark might be splitting and what can i do to help it? I know i shouldnt cover it up. Is there a way to tell whether its a result of insects, fungus, improper pruning, not enough sun/water? I bought the house last year and noticed it but i think its gotten worst.

The tree is in serious decline due to improper planting practices and is too far gone to do anything about it.

I'm not a tree expert or anything, but I read somewhere its from sap moving in warm early spring temps, then freezing/expanding when you get a long, late freeze.

It might just be and old tree on it's way out. I would probably cut it down and replace it, especially if its in the FRONT yard.

The tree shows signs of the effects of girdling roots, which is most likely caused by improper planting techniques (too deep etc). These will weaken the tree and open up the entrance to other various plant maladies.

Either way the tree is toast and I agree on the removal suggestion.
