Percolation

I have mentioned this on forums before, and now would like to solve the problem. The underlying structure of our lot allows water to flow through the subsurface structure and come out down the slope.

I first realized this when we had a tree planted and the company created a basin around the base so water could get to the roots. I would place a hose in the basin and fill it. After about 10 minutes the water would start coming out of the ground about 15' and down the slope from the tree with no surface water.

In trying to grow grass, the seeds and new plants are flushed from the ground.

Has any one experienced this and how have they corrected it so they could get grass to grow in the down slope area.
