Need your thoughts...

We are getting close to deciding on two new units for our 3600 sq ft house.. and could really use some feedback on the equipment to make sure we aren't missing something.

we have to replace a downstairs unit (which serves the 1st floor and finished basement) and an upstairs unit which is located in the attic. We have R40 insulation in the attic floor and have air sealed all can lights, etc.

This is the bid we liked the most was from a guy we have been using for a few years for service. These are the most energy efficient options he gave us. For the 2nd floor unit we have to only 80% efficiency since we do not have a place for the pvc exhaust and dont want to start cutting our roof.

None of the contractors did a manual J, but at least our regular guy measured and gave some thought to what he was putting in the bid. We currently have a 3.5 ton York on the 1st floor and and 2.5 york on the 2nd floor. both are 16+ years old.

Hoping someone can take a look at this and tell me if it seems like a decent deal. Thanks in advance.

2nd floor: $8261 after rebates, etc.

You didn't post the price for the first floor system.

What are the approximate sizes of the first and second floors? I ask this since a 3 ton AC and 80K BTU furnace might be oversized for the first floor.

I don't think you need a MERV 12 filter. MERV 8 should be fine. Will the line sets be replaced?

Sorry, $8617 for the 1st floor. Square footage is approx 1800 for 1st floor, 1700 for 2nd. First floor unit has to condition the finished part of the basement which is roughly another 700sq ft.

I think he did mention replacing line sets but I will confirm. Thanks for the input.

The basement adds no cooling load, and very little heating load. I can understand the 3 ton AC since the sizes only come in whole tons. An 60K BTU furnace would probably be OK. The 80K is not terribly over sized. It will mean it will only run in the high stage when coming out of a set back condition.

The $8617 seems like a good price for the first floor. But the $8261 seems high for the second given the smaller 2.5 ton single stage AC. Do you qualify for better rebates with the first floor system?

we do qualify for $250 more rebate from our power company on the first floor. He mentioned that since the 2nd floor unit is located in the attic the degree of difficulty is higher and the time needed is longer. (the attic is unconditioned but you can easily stand up walk around). I am assuming more labor costs with the 2nd floor but I dont have the labor vs. equipment breakdown. the 1st floor unit is located in the basement and has "ideal" working conditions.

He also gave me some pushback about when he could do the upstairs unit, saying they needed some rainy days or somewhat cooler days to make it bearable. The other guys I spoke to just said they would get it done regardless of the temps.

Just a general comment - hot air rises so heat load is generally higher for a second floor, all things being equal. Ask him what he thinks about two 3 ton systems (you may need larger ducts in the attic and return, which may not be a bad thing as they were probably undersized to start with). Prices are a little high for a Bryant system. Attic installs are pretty standard and shouldn't cost any more than an inside or crawlspace install. I would definitely ask him to put a 2 stage condenser on the second floor (where, presumably, the bedrooms are - quieter and more comfortable) at that price. Note that he appears to be telling YOU to do all the registration paperwork for the 10 year warranty.

If the current 2.5 ton AC cooled the second floor adequately, then what would be the reason to increase the system to 3 tons?

Alicia, Comments in this thread are exactly why you shouldn't listen to advice given over a forum board.

Particularly the nebulous and non-helpful mean spirited advice immediately above given by a "Contractor." lol
