Lawn Problem

Can someone help me to identify what is happening to my lawn ? Three weeks ago it looked like a lush green carpet and now it looks like in the photo below. I have ruled out Grubs, Lack of Water (we have had plenty of rain) and over/or incorrect fertilization.

Could it perhaps be a fungus, insect problem or something else ? If it helps I live in New Jersey and this problem is limited to a small portion of my yard which is located on the South facing side. Thanks for the help

What kind of grass is that? I see some bluegrass and something very fine bladed grass going brown(which could be bluegrass rolled up due to lack of water, can't tell).

It's either perennial rye or a fine fescue grass. Lack of water has not been an issue due the the amount of rain we have had during the spring and the last few weeks of warmer weather.

That would explain it, fine fescue cannot really take heat. Has it been hot (90-ish degrees) in your area lately?

It has been in the high 80s more recently. Is there a method of determining exactly what type of grass it is ? It's my best guess that it's either rye or fine fescue grass.
