We are in a twin home that is part of a Homeowner's Association (HOA). There are 11 buildings in our association with two homeowner's in each building for a total of 22 homeowner's. A twin home is basically two homes that share a common wall. It has been a good experience for us.

Maintenance on house: need to get the freon refilled on the a/c system, plus some minor touch-ups to the brick facade before winter hits.

The big project is decorating! We are purchasing a second residence (apartment overseas) next month and it's move-in condition but a total blank slate on the decorating front. I won't get a ton done before the end of the year, but would like to select a color/style scheme and collect ideas on area furniture, wallpaper and paint stores, plus all the secondhand places too.

Our shed rebuild! We took what was a shambles to a cute functional addition to the yard. It's still not quite finished but it's come a long way. We still have the side deck, staining, painting, some customized features to add inside, transom window, lighting fixtures, door hardware etc...

Pocket office with builtin standing desk. New fridge that will also go in renovation. Replace 6 sets of closet doors. Replace medicine cabinet in upper hall bath. Make little slate covered concrete landing to stop the mailman from pitching packages into the flowers. Price out Belgian blocks for granite curb. Get last Dreamline shower door installed.

Winter: Get electrical service upgraded. Start demo work for porch.

We are repairing and remodeling our ugly master bathroom. There's mounds of caulking around the tub and surround from previous owners and it's gross looking, not to mention hard to clean. I've lived with it for a couple of years now and can no longer put up with it. Grrrr.

We need to replace a couple of windows, planned for next month. Then December our project will be furnishing our guest bedroom and January we are going to paint the whole house. Definitely most excited about the painting. It's a bit of a daunting task but I hate the old paint job the previous owners did more and more every day!

I convinced my husband to FINALLY take out the kitchen so we can remove 3 layers of sub-floor and (hopefully) refinish the original tongue and groove sub-floor. That will be our winter project. in order to do it we need to build a shed (next week) so we can move the mower and garden tools out if the garage to make room for storage of the kitchen cabinets and appliances!

Total kitchen remodel in kitchen, involving closing of a doorway and removing a wall. I'm undecided as to replacing the white tired cabinets, or just refacing them. New flooring is a must. I would like to follow a southwestern design. Going to be a very big job, in a new town, I'm hoping to find really good contractors, but the home contractor sites (angies list, etc,) don't list anyone in my new area. So.....

Well, the windows are three weeks late, thanks to ordering from a company on the east coast, but once in, these will provide us with a three season room! I am so excited I can't sleep!

This time of year anything that's custom, i.e. not off the shelf from inventory, tends to run late as everyone wants their projects done before the holidays.

We update our guest bath and kitchen. In the kitchen, new counters, matte subway tile backsplash with gray grout, new range hood, farmhouse sink, and new Newport Brass faucet. Painted two bedrooms and installed new carpet. Painters return in November to finish painting.

for those putting in replacement windows, please make sure your contractor is using insulation around their installment. I had a researched contractor replace 28 windows and he DID NOT insulate properly...we started getting lots of moisture around the entire window during the winter months:( After ripping one install apart we found his poorly installed new window!!!! ...going back to DIY

After the holidays, replacing our wood parquet entry way floor but unsure with what! It needs replaced whether we stay in our home or sell it. We want it done for ourselves and buyers would think it was dated! We should downsize.

I have 2 clients that I am starting the plans for their remodels. Both are major. One house is late 1930s in need of a total cosmetic redo but it seems that for now it may be more important to add on for these empty nesters as their family is starting to grow and then comes the grandchildren. The other client is a newish home that is in need of more space for kids becoming teenagers. On the question of downsizing...I have had clients come back to me after moving into their fresh new smaller home and decide to do it all again BACK TO BIGGER for the new spouses and grandchildren to come to. When the prices come in that will tell how major these will really be. I will be doing a priority list for the contractor to price the options to get into a budget the client can live with or phase. Projects will probably start just after Christmas. Texas weather is beautiful at this time. Good luck to all with their endeavors.

Our back deck is covered, but the screens eventually came down. We have restained the ceiling, the posts, walls, (knee walls,) and are now putting some windows in, some open some do not, but the view back there is stunning. The staining itself made such a huge difference, and I'd have been content just removing leaves, ect. but my husband saw more! Can't wait, they were late coming in all we need is to install them now and with the cool weather setting in, it is just in time!

We have new grass and a sail shade.

I have a couple of projects planned this winter. I will finish adding ceiling fans in about 4 rooms and have a deck built in my back yard. Home built this year and slowly adding more upgrades. This is more cost effective than having the builder do it

Winter in my neck of the woods here in Texas is short lived.. Maybe 4-6 weeks? Christmas we're usually walking around in shorts and flip flops. Jan-Feb is our coldest part of the year. I'm hoping these next couple of months I will have the opportunity to tackle my back patio. I've already torn down the awful and huge above ground pool. I'm planning to extend a deck out from my concrete some 8'-10' and build a fire pit within for barbecuing. I'm also going to extend my overhang for additional shade which will end similar to a pergola, allowing me to incorporate a vine/flower plant to weave within the pergola ends that will be potted at each corner of the overhang away from the house.

We are in the design phase of an enormous addition. My 81 year old mom will be coming to live with us, so we are adding a mother-in-law suite, to include a living room, bedroom, bathroom, laundry and small kitchen. My daughter lives at home and occupies the family room downstairs. Since we are pouring a foundation, we can add an extra bedroom and bathroom for her, rather than have her go up two flights of stairs to take a shower. On the second floor of the addition will be a new master suite with a walk- in closet, large master bath, and laundry. We have made changes in the design twice already. Wondering if anyone has any advise for us.

we started a major remodel & addition back in Sept. 2016. Over the summer ( we have young kids) and after completing the highest priorities, we took a few months off. But now we need to finish things up. We are about to start on the master bath, and some tiling projects. We've been sharing one bathroom among 4 people for over a year so I really hope we get done soon.

We bought our house seven years ago and every year I plan to redo the laundry room. Hasn't happened yet! Needs new flooring, repainting, lots more cabinet space. Of course this is winter in North Dakota, so maybe next spring....

Now that the new metal roof in on, the new Marvin windows are in, and the dogs are safely behind a gi-normous fence with access to the house through their dog door, we will spend the winter redoing our kitchen cabinets and walls. We moved into our 1865 farm house at the end of June and just unpacking what we actually wanted to use in this very little home took most of the summer! Now we know what the house needs to meet our wishes and needs. The bathroom is the worst job ahead, but that will have to be done when the sun shines and snow is gone here in beautiful New Hampshire.

Finishing porch, exterior and interior (ASAP!). And then gutting and finishing a rough bedroom for baby due in January. Then maybe finishing trim in our basement and watching a lot of Netflix and hibernating with the new baby!

OF NECESSITY. our 1980 mobile home NEEDS two new bathrooms. Looks like that is going to be our Christmas adventure......

My hubby and I, retired, do all our own work. Last years project was a kitchenette adjacent to the third floor bdrm. This year, beginning in January, the existing adjacent bath will be remodeled to coordinate with the new kitchenette. Scheduled are new tile floor, new vanity top and faucet, new lighting, refinish tongue and groove walls and cabinet, and new paint.

I'm planning to paint my dining room. Two years ago we had custom built china cabinets put on one wall, floor to ceiling. Now I want to paint the rest of the room. Trim will match the white china cabinets and the wall that can be seen from the living room will have wallpaper on it. The other walls will have a coordinating color that I haven't decided on yet. I think I'll settle on the wallpaper first and pick a color from that.

Going to get new countertop( shopping remnants at stone yards),pulling big mirrors off, tile the back & hanging eitherwhite wooden India style mirrors or Ventian glass mirrors. Oh yeah , what to do with that yucky overhead outdated light thing, Ugh.

We just renovated our kitchen to include floors and trim thruout the rest of the house. I am clean out of remodel money so no further plans for now.

Today the Concrete Guy will return to pour a pad for additional parking and a patio in the backyard. Meanwhile my husband will be knocking out a desk nook in the wall between the dining room and laundry room to allow more square footage in the laundry, which we're dividing to create a powder room. Then I'll chip out the ugly tile floor -- a Tile Guy is coming soon. Husband will build the partition wall, do the sheet rock and install a sliding door between laundry and powder room. Got word yesterday that arrival will be soon for the fir planks that my husband will be installing on ceiling of the kitchen and dining area, after he puts in the toilet and vanity in the powder room and new plumbing for the washer and dryer, which need to be relocated and stacked. As a temporary measure, in order to do laundry during construction, he plumbed the garage. It's a week to Thanksgiving, which we're doing as well as Christmas dinner! We're having houseguests after T'giving, too. And we're in our 70s.

Turning a theater room and next door playroom into one big entertainment room with a TV. Sad to see the theater room my husband made go, but the sofas on multiple levels all facing a giant TV just doesn't get used anymore and kids are too old for a play room. So we all sat down and talked about what we wanted and while hubby still liked to sit and watch TV, my teen's get togethers are no longer xbox/playstation parties. So one big room, giant sectional set up for conversation and TV, gaming console and a poker table are coming in.

Came home from vacation overseas to find a pipe had burst and flooded my entire place. After 4 months of demo and hotel living, we're finally starting remodeling next week. Taking advantage of the misfortune to upgrade the kitchen, dining room, living room, and both bathrooms. All new plumbing has already been added, because despite how much I'm looking forward to the finished results, I'd like my next remodel to be by choice, not accident!

Original plan was to buy property last year and build a small (soon-to-be) retirement home. Reality was, finding a lovely property that has a double-wide modular home on it. Looked to be in good shape, no need to do anything major to it, only cosmetics--- eventually. We were wrong. The over-kill air fresheners we noticed when we were checking it out were masking a truly dreadful smell---think stale cigarette smoke, old perfume, years worth of air-fresheners, furnace ducts full of scented drier sheets, and years of dirt and dust. The smell was even IN the drywall. Tried ozone generator, paint (can't use smoke-kill paint), airing it out...it all helped---some, but not nearly enough. So this year's project is gutting (and I DO mean gutting---removing ALL the walls, floors, ceilings, cabinets...) the whole trailer. My health doesn't allow for chemicals. Being a trailer sitting on blocks means no drywall mud can be used (which I react badly to, anyway). I don't care for the traditional trailer battens. So we're having to get creative! I'm hoping to get a small cabin look so we're painting white-ish paint on MDF board that Hubby routered to look like panelling; cheaper than the real thing (we're on a very tight budget as we weren't expecting any of this). First room (main bath) is almost done. Guest room, and laundry room is next. After Christmas is the Master bed and bath. When that's done, it's on to the LR/DR. And lastly, the kitchen and sunroom. (We have to live in it while this is all being done---which is why we're doing it in stages). Before any of that happened we had to redo the roof, and buy a new water filtration system (we're on a well and the water that we had tested and that smelled fine when we looked at it, now smelled like rotten eggs). I think it would have been less expensive to build new. Here's hoping we don't find any more 'surprises'! When the inside is done, we'll tackle the outside. Ahhhh!

Master bath ..gutted and reno'd. DONE! New roof.....scheduled for next week. SOON TO BE DONE! Bank account....gone! Lol!

We always take a break in the winter. We will finish up our kitchen project and maybe change the front door.

I plan to change my family room into s mini yoga room.

We are turning a poorly used closet into a sauna. The space is prepped and the power line run. We are just waiting for the unit to arrive...hopefully, this week.

Renovate the Library; Build 20' of built-in 9' high oak cabinets with lions head corbels, wall paper, ceiling paper, over the cabinet recessed LED lighting and an antique triple pendant ceiling light. NO infrastructure work this time! But I would REALLY love to turn the window into a door and add a conservatory off the west side for citrus trees and orchids... I'd do a well insulated solid roof with a stained glass paneled ceiling that was back-lit with LEDs, brick-faced knee walls and floor, and triple pane casement windows, floor drain and auto-watering system.

Now that the yard work is finished for the year, hubby is finally removing the 40 y/o gold colored ceramic tile from the foyer floor. We are replacing it with wood patterned porcelain tile. Of course, the closet and garage entrance doors will have to be replaced with six-panel oak stained to match the floor. We plan to replace the railing spindles with wrought iron and refinish the bannisters. This should take us into Spring.

Does anybody think this lattice and deck need to go?! I'm so anxious to remodel the exterior of our lake house, I may just rip it off myself! We are in a warm climate so we can do projects year round...I'm having the exterior painted, new trex decking and railing, stone skirting, steel pergolas, hot tub and fire pit installed. Painting the entire interior of our home.....have done den, great room/kitchen/breakfast area, two bathrooms, two hall ways, two bedrooms, entry foyer. Need to do living room and dining room, which I have scheduled for next week and will do master bedroom and master bathroom next winter. Am in process of ordering fabric to reupholster living room, dining room, and great room furniture this winter and that has been fun...but excited to do this. It has been 20 years since I bought my sofa, it till looks great but one spring is starting to go....sigh......

Turning a small master and adjacant bedroom into a large master. New bathroom will take over the closet, new walk in closet in the second room with pocket doors. I already put a glass door to a new balcony on the south side (lots of sun in the room, beautiful view of woods and barn as well as keeping an eye on the dogs), haven't quite decided between taking the whole wall down and putting french doors (mission style) between the two rooms, but leaning toward the latter, since one room is for sleeping and the other is more of a living space. I will also update the guest bathroom with new vanity, tiled shower. Also- hardwood floors to replace carpet in the two rooms and the hall, with persian rugs. A new mission style bed.
