Looking for kitchen design assistance on a flip

Houzz fam,

I am working on a flip with a projected sales price in the $500K range. Owners left a brand new, black stainless LG range (with back panel) and microwave with a stainless GE fridge behind. Fridge needs to go because it's too deep to put against the wall. I am going to be opening up the kitchen and placing an island. Med light wood floors, white cabinets, white counters. Should I...

A. Keep the range and get a black stainless hood and fridge.

B. Sell the range and fridge and get a stainless flat top range with hood and new fridge

C. Sell the range, fridge and get a flat top downdraft stainless range to install in the island and save on the hood

    I'd go with option A. Use the savings to build a custom vent hood to match the cabinets.

    I would try to avoid locating the range in the island.

    My problem with that is the range has a back panel. I think the flat top ranges look nicer and allow you to do a backsplash behind it.

    It's a flip. You can still do a backsplash behind the range. I would save the money.

    Option B. "Sell the range and fridge and get a stainless flat top range with hood and new fridge", sounds like the most flexible option in regards to choosing appliances that look good and work well together.

    If you choose to purchase all new appliances (range, hood, and fridge), it may be much easier to match the colors and ensure that the hood you get will be powerful enough for your range and that it will also meet building codes. Also, it is often more difficult to find black range hoods, unless you are willing to spend a little extra time and money to disassemble the hood, have it powder-coated black, and then re-assemble it.

    In addition, if you decide to sell the range and fridge and purchase all new appliances, you might want to opt for an electric stove rather than gas. Range hoods don't have to be as powerful for electric stoves in comparison to gas stoves; therefore, you would likely end up purchasing a less expensive hood for a stove that is electric.

    If I am understanding your situation correctly, it might be a cost-effective solution to gain some cash by selling the fridge and range (which you might have luck selling together as a set) and investing in a range and hood that would work well together, and a fridge to match the design.

    I agree that option B sounds best for a flip. Buyers like brand new. You can choose what looks good. You're not sticking people with a trendy color, which can be a turn off to buyers. With flips, you want to be as neutral as possible, and as appealing to the greatest number of people as possible, since a quick sale often means more profit than a higher sales price, given the carrying costs. Custom is not your friend. Good looking, clean and fresh, are.

    I disagree with Victory that electric would be better than gas unless your flip house is in a neighborhood where electric is desired and expected. People HATE flat top electric, and coil looks dated. Induction costs considerably more and while it's beloved by most who actually use it, it violates the appealing to the greatest number of people rule, and you might also need to upgrade the electrical service and wiring to put it in, which makes it cost even more. OTOH, very few people dislike cooking with gas to the point of thinking it was a drawback to buying the house. Mostly, you just need the new appliances to sit there and look pretty. You don't need a dragon's breath range, so therefore you should only need a standard hood.
