Help needed Paph problems

Just received this this plant a few months back. After only a couple weeks I noticed the leaves looked like they had rust on them. I wiped them down with peroxide and forgot about it. FF to two weeks ago, noticed it wAs much worse. Wiped leaves with alcohol. It is no better today. Is this fungus, bacterial, any idea? As you an see I've now removed one set of leaves. I've photo' the leaves front and back.

Is the new growth affected? If so, I'd ditch the plant and assume it was something bad. If not, it may just be rust and as long as you try and keep the affected parts trimmed off, it should not spread to the new growth. From what I've read a rose insecticide/fungicide spray (Bayer) may also help.

my guess is spider mites. Look closely to your other plants. Look at the underside of the leaves. You need a magnifier to see them. Use Dawn or Ivory. The others have a degreaser. No good. Add 1/2 OZ to gallon. Much better than the high price poisons....If it is spider mites.
