You already have a master suite so to me there is no justification for getting rid of a bedroom. I would definitely keep the two bedrooms.

Converting to a 2 bedroom house would affect the resale value. Keep them.

There is a big drop in resale value when you turn a 3 bedroom into a 2 bedroom.

Each bedroom is 11.5' x 10'.

My childhood bedroom was 10 x 10 - and it wasn't that small for a kid. Our current guest bedroom is 10 1/2 x 9 1/2 and holds a queen bed, dresser and nightstand. The rooms you have are perfectly adequate for children, IMHO. My vote is to keep them.

Very few people want to buy a 2 BR house. Unless you intend to live there until the knacker comes to carry you away and you'll let your heirs have the problem of selling it, I don't think it's a good idea.

Nooo do not go down to 2 bd!! The market for 2 bd is a totally different buyer than 3 bd. You would pretty much be eliminating families with kid from your potential buyers.

It looks like your responses are unanimous! I will be keeping the 2 bedrooms as they are! I have a queen in one and a full in the other for guests, so there isn't much room to move around. Good point about a child needing only a twin bed; that would free-up some space. Thanks to all of you for taking the time to reply!

And re the attic office...if one was to use it as a bedroom, one could walk down the stairs to use the bathroom. That’s the way it is in my current house and everyone is just fine with the setup.

I also grew up in a 10x10 bedroom...did not suffer irrepairable damage from it. Keep the 3 BR.

kkhaven, do you have other furniture in the room(s)? I ask because 10' x 11.5' is plenty of room for a full size bed or a queen size bed. Maybe you should post your guest rooms here to see what furniture configuration would work best for each room. Has to be much less expensive than converting a 3 bedroom to a 2 bedroom. BTW, I agree with the consensus here - changing to a two bedroom from a 3 bedroom would drop your homes value tremendously.

Each room has a small dressing table and a bedside table in addition to the bed.
