Hi there, congrats on your purchase. Gorgeous place!! With the current furniture placement, a TV is a no go but you did say that is was staged. There is not a huge amount of width for a large couch and to still allow unobstructed pathway by the stairs so I would recommend that if you really require a tv in this area that you consider either two loveseats facing each other or a loveseat and two chairs with a table between (placement would be widthwise) and have the tv on the wall where the large picture is currently. Beneath you could have a low console of some kind for storage of movies, audio visual equipment.

I did a very fast little sketch for you to give you an idea. Did not put in the console. Just used transitional furniture. Of course I do not know the dimensions of your space, this is just to give you an idea/concept.

It is not ideal from a comfort standpoint as you have to crank/turn your neck to view the TV so I would definitely suggest one of the tv mounts that has the ability to pull the tv out from the wall and adjust and turn for optimum viewing comfort. Hope this helps!

As above, or a reasonable size flat and sleek left of the window behind the chair in photo below. Add a chair at near end of sofa, or lie down and watch on the sofa. That's it my friend

Soulier, I've been thinking about this since you sent your design idea, which I love, but trying to figure out a way to maximize the seating area. It seems having the couch on the wall to the left, as staged, gives me the most seating options. I can add another love seat perpendicular to that wall and maybe a couple chairs across from it. But with that setup, I'd need to have the TV suspended from the ceiling or attached to the rail. Would that look ridiculous?

Is your prime concern conversation and sociability or the worship of St. Television?!? Arrangement would be much easier if the TV could be in another room. Because you have a major traffic pattern in the area near the stairs, considering loveseats and chairs rather than a large long sofa might make more sense.

Well, chiming off of a similar idea to the above swivel tv... you could always consider installing a projector screen that descends from the ceiling. It could be installed on the ceiling above where the window is opposite where the couch is positioned currently. When down it would be in front of the window. You could leave the couch against the wall or actually a sectional would also work or a couch with chaise with a chair on the opposite side. There are a multitude of screens and price ranges.

Hmmmmmm....... now that I really look closer, I don't think that the screen would be best placed where I suggested in my comment above. Basically, these screens can be placed anywhere it is just a matter of furniture placement. When I really think about it... you would be better with a pop up tv in a piece of furniture that you could place between the living room/dining room behind a couch. (like a sofa table with a hidden pop up tv) It could look similar to the design sketch I did for you above. Or you could place it where the chair is now in that little alcove.

You can't put the TV on the wall as in the first post. You'll be staring at the reflections of 3 windows. That location is pointless.

I like decoenthusiast's idea, but you won't be able to swivel the TV as illustrated because it will hit all the railings behind it (unless you build that screen out a lot). But you could mount it on an articulated arm, which work very well for me.

@tatts - I'm thinking the slat wall with TV goes perpendicular and attaches to the long side wall so it divides living from dining. The stair railing side stays open and is the passage through the entire space.

Regarding Tatts post of the location of the tv on the wall where the pic is now, there would definitely be reflection, however, that can easily be remedied if you add some window shades. Your options are limited so, if that location makes the most from a functionality perspective, then window coverings are a must.

I suggest either Soulier Design's first idea or else put the tv on a nice stand in front of the window where the chair is. Then put a tidy, streamlined L-shaped sectional in front, with the long piece along the wall and the short piece facing the tv.

Not sure if it’s possible but closing in this window gives you more options.

I guessed at some measurements until you can post actuals and think you could do a corner TV, two swivel chairs possibly one egg style in corner, a nice comfy chaise lounge and a couple small accent tables and perhaps an arc lamp and a nice fig plant. Then table etc for dining.

Just an idea if you loose the window

I doubt the window can be removed since this is a condo? I do like the idea of swivel chairs in this space however, for all the functional reasons you can think of!

I love the idea of the swivel tv on the slatted wall or the hidden tv in the sofa table idea as well.

But what happens to the wiring for the slatted wall idea? I’m thinking it’s completely built in to the wall or the whole monitor is wireless ?

If neither is possible, then how comfortable are you sitting closer to your tv? Because I think floating your couch or sectional is the only way. Lovely space.

The other thing I would highly suggest is to buy a sectional/couch that is as shallow as possible. Try to get something 34” or 35” deep. The current trend to make couches super deep (38” or so) is maddening because of 2 things: they eat up way too much space and you will need big fat pillows for back support.

I really hate this trend and am glad for manufacturers that allow a customizable size without breaking the bank.
