If it's meant to be a money-making venture, you need to determine the market in the community for that sort of activity.

I have to admit that this building is entirely finished in my imagination, and I'm attending my daughter's wedding there. It is breathtaking!!

I'm into dance skating so I vote for the rink. A nice wood floor would be useful to rent for events not only skating.
