The deck is made of ipe which is a highly durable and rot-resistant wood. Once it grayed out, which took about 6 months, the water runoff ceased to have any impact on the deck aesthetically. It drains through and does not cause discoloration. The windows and doors are all carefully flashed and protected; we've had no issues with them. To maintain their natural color requires biannual maintenance, but this is essentially finish work. Hope that helps. Good luck!
