Help with house plans!

Ceilings are 10' except great room/dining room has vaulted ceiling (high point - center of vault ceiling between great room and dining room). Island will be under vaulted ceiling. About 4' of cabinets/counter extend beyond 10' ceiling into vaulted room. Can there be cabinetry to make this transition or will it simply stick out like sore thumb? I can't afford to do away with about 8' of cabinets.

The first problem I see is that you have a long and what will be a dark hallway to get from the foyer to your public spaces.

And do I see that you have to step down from the living to the dining to the middle space? If so, that can be a major tripping hazard.

I think there are bigger issues you may want to rework on this plan, and the more experienced people on this forum will likely have suggestions. That said, for your specific question about the 4’ if cabinets under the vault, I’d start by considering lowers only, no uppers there, as I just don’t think there’s a way to gracefully blend them.

I think someone forgot the stairs. Unless the elevator goes nowhere.

    See, bigger issue :-).

I bet it will stick out like sore thumb, although it is a common feature in a Modern Farmhouse.

Why is there a window at the master bathtub but no windows in the same wall of the master bedroom?

That is a novel idea to have an elevator without stairs . . . I didn't say it is a good idea, just novel.

Mark, now that I look at it, it appears the house is elevated (flood zone etc.) but it's still VERY strange no interior stairs go down.

Agree. Fixing that would be like giving Custer two more troopers and sending him off into Indian territory with "There! No worries now!".

I can't stand step downs like shown, but that's me. How will the step down to the dining room match up with the kitchen?

pull down metal stairs in BR 2?

That itty bitty MBR shower will get old soon.

Seems you can be creative with the master and laundry to create some direct communication.

Besides all the other things - please consider a real door for the powder room and a slider for the pantry. Unless - you think you will need the back of the door in the pantry for additional shelving. I currently have a door on a pantry and wish it was a slider.

I think North Atlantic Modern Farmhouses are commonly void of interior stairs, I could be wrong.

I’m not a designer or architect, but it seems odd to have the bedrooms in the front of the house by the entry in a new build, with a long hallway. (If this is existing and only a remodel, then never mind.) Can they be flipped with the great room area? Also, I agree with others about the steps down. I’d alleviate it that.

I would think no stairs would be a fire code issue. You're not supposed to use an elevator in event of a fire, you know.

"...like giving Custer two more troopers..."

Strong entry for Best Sayings of 2018...

An elevator with "pull down metal stairs" adjacent...going up or down...to where...for whom...?

A front porch so shallow it cannot be used?

A sort of Shotgun Style meets Modern Farmhouse in a 3 BR, 2.5 Bath format?

Well, two pumpkins and a scarecrow can sit comfortably on that porch, come fall.

I prefer porches wide enough for swings, but that's a personal affectation.

I would stick to lower cabinets once the change in ceiling starts... or have you considered open shelving for the uppers?

Perhaps this is a beach house on a narrow lot? That would explain a few design choices.

I’ve seen similar plans. It’s a beach house silly folks.

Another comment. You can't have a 5'7" wide closet with hanging on both sides. You need 2' for hanging so that would only give you 1'7" of walking space in the center of the closet.

Could it be the line are breaks in the ceiling plane.

Master and 2nd bedroom can stand to have cross ventilation windows.

The elevator is... mystifying. Perhaps it is like that wardrobe in Narnia?

If a beach house on stilts. The elevator is to get people, groceries, luggage up without having to walk around and up the front steps.

Yes...coastal home on water, positioned to take advantage of best view, sunlight and breezes. Pier foundation with open and enclosed areas below. Beautiful view on dining/great room end of house. Don't plan to use front porch other than landing to enter (west, so very hot in south). No interior stairs. Stairs front and back porches. Did not want to give up living area for interior stairs. Water side porch 12'x40' with screened area. No step down in house. Think eliminating upper cabinet will work. (Pull down ladder to attic). Thanks for all suggestions.
