Need attic floor advice

We are finishing our attic into an office/tv room and I need to decide on the floor. It currently has old, wide pine boards face nailed to the subfloor. A neighbor finished a similar floor (see photo)

and I like the look although he told me there's a ton of filled holes when you look up close.

Also, we are sistering on new joists so the boards will have to come off, and maybe it makes no sense to reuse these 90 year old boards. However, I like the wide floorboard look for the office part of the space. (We may put carpet in the tv area.)

I also don't really want to put 3/4 subfloor, then another 3/4 inch flooring because we're already losing 2 inches of ceiling height to the joist upgrade.

Should we put new pine boards directly on the subfloor in the office section? If we're doing this should we put floorboards in the area that will have carpet, too? What other options should we consider--maybe subfloor everywhere, then 3/8 bamboo in the office area?
