The bedroom would have the doors inside it so egress is not an issue.

Each habitable room in the basement (not just bedroom) is required to have a means of egress.

Post floor plans with measurements and you will get a lot of other ideas.

I've already had a planner in - there are NO code violations at all within my plan. My question is purely aesthetic and about resale considerations.

1) Will most buyers think its strange that the exterior door is located in the bedroom.

2) will having an additional bedroom make up for losing direct access to backyard from basement ( backyard can still be accessed by everyone else from main floor (deck stairs or mudroom)

3) Adding another external door/ or changing another window to a door is cost restrictive and not currently an option for me. I will be selling in 2-3 years and am afraid of making a mistake here.

It's not an ideal set-up, but when selling, you can always stage the bedroom up as a den or other common area.

Consider making the door a patio door and actually creating a patio outside at the door in order to help with the idea hatetoshop posted -- being able to use/stage the room as a den later.

Take pictures before you convert it so when you sell if there's any opposition to the space you can show what it was. I assume there will be a bathroom that's enclosed too since you're calling it a suite. When you sell a buyer might want to convert the window in the other part of the basement to a door. Do what you need to do....now..to satisfy your needs.

Thanks for all the ideas! I'll add double doors to the partition wall and stage as an office when selling. @Shirlpp- the basement bathroom will be incorporated into the suite but as a semi- ensuite with 2 entrances.
