Shriveled succulent cuttings.

Hi! I'm pretty new at the whole propagation thing...well anything succulent related really. My cuttings just turn a really dark color and dry up. No matter what I do. Every time one of the leaves fall off or I pull them off (from the bottom of the plant), I let them sit for a few days until they callous...the next step is where I go wrong I guess. I've tried letting them sit near a window with indirect sun light, no soil. the tips in water near sunlight, and some in soil. Nothing works. They all die. I've tried leaving them alone for a month, I've tried misting them every day, some every other day, tried in different soil, indirect and direct sun light, warm area. I don't know how to be successful at this. It's starting to be a real bummer. I went away for a couple months and had someone else take car of my succulents...now they are all starting to die, so I've been trying to bring them back to life and profligate some of the leaves and start over. No luck. What do I Do?
