Condo Decorating Therapy

I currently rent a 2 bedroom 1 1/2 bathroom condo with my husband. We are looking to purchase a house within the next year and a half give or take. I still have our “first apartment furniture“ and I’m sick of not having anything nice becauss I don’t have house yet so I’m wondering if you think it’s a good idea to start purchasing nice things like a couch, tv stand etc.? Also how can I decorate the space to appear larger? It’s about 1,100 sq

I would not buy couches or TV stands because they are both so site & size specific. Sure,I have moved these items before but it is easier to work with a cleaner slate.

Pictures would help us come up with ideas for the condo, but for a start I do think this may not be the time to spend big bucks on a quality item. You cannot know yet what property you might buy. You may be dreaming cottage but find that the most suitable house is modern, or vice versa. On the other hand, I've moved the same furniture from house to house to house without ever feeling uncomfortable with the result, so perhaps if your taste inclines to something that would fit in different settings, you might consider buying something now. A great classic couch in your favourite neutral colour, for instance. Not too big, not too small, as you're not sure of the size of your eventual living room. Not a sectional, as they can be very difficult to fit into some rooms. Just make sure you really love it. It's a bit like getting married, buying a high-quality couch.

It will be so much fun to go on a shopping spree when you are in new house. If you exercise patience, you can select just the right things for your home and not have to force things to fit because you just spent good money on them.

It's just my 2 cents but I say, save money, pay off any debt and put all your efforts and resources into mortgage preparation and buying the house! Now isn't time for furniture but instead to find the right location, how much do we want to spend? the style of house? number of bedrooms? backyard? covered porch? entertaining spaces? fireplace? no fireplace? willingness to remodel? resources you'll have should you wish to remodel? AND if the universe aligns, you'll both be on the same pages with these things so that when you go see houses, you might have any easier time of "yes or no" consensus and maybe, more easily find your dream home! Sounds exciting! Try to enjoy it as there are many steps that are not entirely enjoyable. ;-)

selling and getting rid of old furniture right before a move is the best. Moving with minimal possessions is so much more fun. Use this time to purge purge purge what you have. Read Marie Kondo if you haven't already for a fresh perspective on how to decide what to keep.

I agree with Joe plus you never know if the furniture would be the right textures for the home once you buy it.

I'd advise creating Pintrest board of different spaces you like while saving up to buy the house. It'll give you a sense of what spaces you enjoy and might show a pattern around the types of furniture you like or the color schemes you respond well to. Then, once you've purchased your new place and are ready to settle in, you can look to the photos for inspiration and start measuring in your home to ensure the pieces you buy fit!

Don’t buy anything now; wait until you find your new house.

Many factors will enter into what furniture you buy…rugs, paint colors, sizes of the rooms, floors.

We moved our furniture into our new house. 4 years later, NONE of it remains. It didn't fit.

Instead of furniture, keep your eyes out for lamps you love, end tables that are special, artwork that makes you happy.

If you need to buy, look for a great bed. Beds are generally portable. (Unless, like we did, you buy a 200 year old house with steep, closed in stairs and can't actually fit a queen size box spring up the stairs and have to go buy a split queen box spring just so you can have a bed. But that probably won't happen. Unless you are in NYC or coastal New England.)

If you are interested in rearranging or making the best of what you have while you are in the condo, please post pictures.

Set yourself a reasonable budget to buy nice, but small and portable things, as second priority, compared to saving for a house. You can buy nice bedding, towels, dinnerware, pots and pans, and artwork. Don't put your life entirely on hold while saving for a house, but don't torpedo your housebuying dreams by spending too much on your current rental situation.
