Rugs: Rules vs Reason

Hi! New here.

First: Don't mind the actual rug in the pics. I'm not choosing this design or color. It's just a loner from the rug company for me to check out the (currently intended) 7'9" x 10'9" size.

We're getting rid of all carpet in the house; half the house done so far. Now, buying some rugs.

Currently picking out rugs for the dining room and office; pictures with the loner rug shown in both rooms (DR has the buffet niche). Both rooms measure about 10'8" x 12'9", not including the 2' x 6' buffet niche in the DR, which does not factor into the rug area.

Dealing with these rules:

1)Table width plus 2 ft around for when chairs are pulled out.

2)Yet, generally 18 inches floor space still showing as a border.

DINING ROOM: We plan to purchase a rectangular dining table for 8. Not worried about when we need to extend the table as that'll be like 2-4x a year. With the 7'9" x 10'9" loner rug shown, that only leaves about 11 inches of floor showing on either long side, 6 inches on either wide side. And under one beveled window wall, the corner of the rug touches the wall. I cannot get a 9'x12' rug which is recommended for an 8 seater table (I don't really want just a 6 seater, either) in here. Between the two rules, I believe the first may be the more applicable here. What do you think?

OFFICE: So, we plan to make this a His & Hers office, maybe with the two desks back to back, under the window. The desks measure 2'6" x 5' (so would be a 5'x5' square when placed together; the window actually measures 5' W, maybe 5'2" W). They are minimalist writing desks with nice legs so as to try not to make the rooms too heavy. If we put the same 7'9" x 10'9" loner rug against the window wall, that leaves 11 inches of floor on either length, and about 30" of floor on the side from the foyer (where my dog decided to sneak in, lol). But, putting the desk against the wall, on the rug, leaves nearly 3' of rug open. Don't really want to center the desks on the rug (plugs, etc). Maybe adding some kind of storage cabinet or cubicle on the end?

...

So, now that I've "talked" it all out, I think I'm leaning towards the first rule, lol. Feel free to advise.
