When you say you can move things around as you please, you do realize that this will mean all the pipes and electricity will/may need to be moved around also?

Would you consider a shower stall instead of a tub/shower combo? Do you really need a double vanity in a kids bathroom? Would you consider stacking washer/dryer? I ask because if you keep everything the current size I don't seen a room for a counter for folding/sorting laundry.

What is outside the door, a hallway? a bedroom? Can you move wall C so the room is square instead of an L? It seems tight to me for everything you want to put in there.

And why are you moving the laundry?

- Yes, most definitely. I do know that plumbing will have to be moved around.

- I need a tub in this bathroom, since we are getting rid of the tub in the master bath.

- Our washer and dryer are brand new, so we can't stack them. Currently, they are in a small closet in our family room, so that's why we need to move them.

- Outside the door is a hallway. We can't move wall C, since that's the landing and there is just no more room.

I like Karenseb's second idea, only thing is if you don't have room for a 32" tub, I would do a 42" vanity instead and keep the larger tub. I like the separate laundry room. The separate laundry room gives you the space for a folding laundry rack for drying things that can't go in the dryer and gives you space to sort your laundry out of view from everyone. Maybe even a rack to hang your ironing board.

Karenseb, interesting ideas. Thank you. Hmm...the idea of a separate laundry room is interesting. I didn't even consider separating them. I am a little concerned that with a smaller vanity we would lose quite a bit of storage space. I have two girls who have a lot of "junk" :).

Do you think having the laundry opposite the tub still gives us enough room to move around?

As far as storage goes, although the drawers will be smaller than a 60" vanity, a 48" vanity will give you 3 drawer on each side of the sink. You can get additional storage with either a large recessed medicine cabinet across the vanity or a smaller one on the side wall to the left of the vanity.

How about this layout? Playing off the idea of having the laundry on the right.

What about switching the vanity to where the washer/dryer is and put the washer dryer on the wall where the toilet is and close it off with a wall or bifold doors etc.. The wall would be in line with the wall you now have the entrance on. I say this because the vanity could use the light from the window, and to keep your laundry and its contents private. If your dryer is a gas dryer that may not work for the vent, unless the toilet wall is an outside wall??

I like the bath and laundry separate.

If you go with the last layout pictured above, I would suggest moving the door to the right, maybe line up with the window, so that the toilet isn't the first thing you see when you open the door. Also the door can swing to the left on that wall away from the vanity.

I few points about the w/d set:

1. you could stack them, unless its a top loader.
2. Do you have them next to a load bearing wall? That is the best location for a washer, as there is a lot of forces from a washer, especially a front loader. You don't want to put the washer in the middle of a span of joists, as the floor will act as a trampoline.
3. Do you have a condensing or heat pump dryer? If not, there are limits to the length of duct run you can use.
4. be sure that the water shutoff is easy to access, as is the dryer ducting for clean out.
