Kitchen living area update

We want to make this kitchen look modern. Can we do so with out painting the cabinets?

If we paint which will make a faster sell , white or dark?

We are going to do new floors, paint walls, light fixtures and appliances.

Your furniture seems to be what is dating the rooms...I think your kitchen looks fine. In addition to what you have mentioned, easy fixes would be to change the curtain and kitchen rug for something more up-to-date.

This is a great open bright space! If you are trying to sell I would suggest leaving the cabinetry, no need to increase cost when your trying to increase prophet. however if you are set on painting them I would suggest a charcoal wash, this color is trending; giving you a darker option with out darkening your room. Normally I would suggest a white kitchen as this is popular for resale, however taking your white appliances into consideration, you do not want your kitchen to clash or be washed out with to much white.

A light grey silver drop would create a fresh crisp environment, while still accenting that beautiful running panel along the wall.

For the flooring there are some beautiful vinyl options that are incredibly water resistant, you can run it through the entire apartment making installation a breeze. I would suggest a light wooden wash if you are painting your cabinets, or a classic tile pattern if you are keeping the original cabinetry.

A home with DIY painted cabinets would not be at the top of my list unless I was going to tear them out, anyway. Don't paint just for resale.

Selling points would be medium tone wood flooring, fresh paint to cover any blemishes, and clean spaces. I might not be your typical buyer in that I'd want to switch the appliances out to my taste, rather than paying for someone else's choices. Depends on the type of buyers you'll be targeting. Your real estate agent should be able to guide you.

As an alternative for your walls, you might want to consider
something unique and easy to paint and and install such as 3D wall
panels or glass wall tiles that can be customized and are easy to install https://www.houzz.com/projects/users/info959?lt=hl

If there's room, I'd put a small painted island or cart in the center. Maybe a pretty green color or something.

You will not get more than a fraction of your outlay back when you sell. The only thing I would do here is the floor. I'd replace all the current flooring with a medium hardwood and call it a day.

I have a nephew who is home shopping and he and his wife are tired of seeing so many quickly painted / backsplash thrown on kitchens by sellers trying to "update". They would much prefer to pay a little less for the home and make their own updates.

In some areas gray is trending out. If selling, the most I would consider is a change in appliances - and I like white appliances, but dislike microwaves over the range and prefer a stainless hood to a white microwave hood. New flooring also should not be gray - at leat not gray barnwood type - already trending out. Do not put up a backsplash. Backsplash on top of 4" splash does not look as good, and if the buyer wants to change the countertop, they have the added expense of changing the backsplash - which won't work with the new counters. It is a respectable looking kitchen with a decent layout. Clean well, price realistically and you should be fine.

One other thing I'd do. Because the kitchen is so open, it looks a bit like an efficiency apartment, so I would stick a portable kitchen island between the kitchen and dining set. A smaller dining set, or at least smaller chairs, would probably look better, too.

If you want modern then consider new simple stained door fronts, add an island and use quartz on countertops and enjoy your new home.

Uh, Susan, they're selling, not buying.

Do not paint cabinets. Yours look fine for resale.
