Remodel help! Need new floor plan!

We want to combine the 2 rooms in the back and create a larger master suite, and create a spa like master bath with the extra room we create. double doors at the end of hallway leading into it -

We will delete the closet next to the bath, and pull it out into the room some. Add a tub and huge shower. I'd like to raised the ceilings in this area too.

Something like this:

Heres our existing floor plan. We are ready to gut it and start fresh. We need to keep 3 bedrooms up stairs though - so we were going to split the great room. Open up the kitchen, living areas, delete the laundry room.....add some windows, maybe raise the ceiling in here too.....add a soaker tub too. So...

So, blow us away!

That info would have been helpful up front. Houzzers tend to be pretty realistic about what can be achieved and for how much. You have the resources and hands to do it, so maybe they'll come back with suggestions.

You are essentially remodeling your entire home. You don't have a concrete plan right now, so no you are not "ready to demo". The worst mistake you can do is begin tearing things down without any plan of how to build them up again. And I don't mean a vague "this would be nice" I mean a solid plan with a budget, contractors lined up and permits drawn.

Based on the level of changes you want to make it's time to find an architect.

Start with talking to a realtor about the effect of losing a bedroom has on your home's value. Take that figure, and add it to the substantial budget that it would take to do this job, the value of your home, and look at new homes in that price range.

So, everything west of the stairs is going to be a master suite/spa? And where did you plan to do laundry; at the laundry mat? What happens upstairs when you raise the ceiling? Sounds like you're tired of your home and need a new one, which will be cheaper and less drama-fraught than what you've outlined.

Ok, so answers to all the unhelpful posts - we just bought this home for the 7 acres and existing pool. This house is 2 floors, but we are just redoing the top floor currently. There are no load bearing walls on this floor, - its full roof truss wall to wall - so we can do whatever we want. Because my wife works for a building supply company, we get everything at cost, and will my best friend is a contractor and will be doing the work with his crews for a minimal cost, plus we will be doing some stuff for him in exchange. Everyone is happy. Budgets are fine. There are currently 3 bedrooms upstairs and 2 small full baths. 1 bedroom downstairs and 1 full bath. There is also a second laundry room downstairs, hence why I'm removing the one upstairs.

We want to combine the master and bedroom 2. Bedroom 3 will stay, and the great room (which has that weird 70s ranch step down room) will have a temp bedroom put in there until we redo the down stairs. (We may not actually do the temp bedroom as one kid is leaving for college in a month and will be living on campus, so we might just add that bedroom back downstairs later. I do not care about the resale or any of that - so lets stop giving financial advice. We are going to do it in 3 phases - upstairs, downstairs, then outside.

So, again, if anyone has any HELPFUL input on how we should lay out the floor plan, that would be wonderful. I would love to hire an architect but then that changes the budget and timeline. I'm not looking for you to design a full home, just realistic layout changes that would make the some seem more open, larger, and more up to date. We currently plan to open the kitchen laundry and the corner den (wheres the door to the deck is) along with 1 half the split room.
