July 2018 - How's your house build going?

If I was somewhat scarce for the past two weeks it was because we were on a Baltic cruise. Just returned last night and am trying to stay awake. LOL.


So what's happening with your build this month?

    Mother in law suites seem to be really popular on this board! We are also adding an in law suite above our garage. It will have a bedroom, full bath, living room, laundry, seperate stairs kitchen and 9 ft ceilings too!

    We have been given a tentative move in date of the 7th of September!

    I agree with everyone else in that is feels so close yet so far.

    In other news my partner is so impressed with our builder he is going to ask him to give him a call if he has any carpenter jobs available.

    Builder said 3 weeks left on our custom build. Just toured house for prelim pre-move inspection. Ughh! So many finishing issues.

    Defects, minor damage, changes not following instructions, patio door damage, elec outlets in totally wrong place, mirrors which won't fit above vanity, tile feature wall with defect in center. This is painful... breathe.

    I'm onsite multiple times per day and facing exactly the same stuff. It is so frustrating. Our date is Aug 10.

    On the plus side, @strategery, you would only be more annoyed and still in the same situation! And we are in a cost plus contract, so we are getting invoiced to correct every error, even the ones I pointed out BEFORE they were made! It's almost over though!

    I’m on site almost daily too and find small things. I ask a ton of questions and I’m sure it’s annoying but oh well! Fingers crossed there will be less to deal with at the end but o suspect not. Drywall chugging along and I’ve got a view of the great room

    @nathan, we tried to start away from electrical. There was one run that goes over the porch and is the only way to get from one side to the other, because of the 2 story great room. we had to follow their runs there. we did smurf tube behind each tv, and doubled framing for more room for wires and mounting in wall.

    It’s finally starting to look like a house! First floor is almost completely framed and they will be starting the second floor tomorrow (weather permitting). I’m really excited to see how it’s shaping out, so far it’s exceeded our expectations.
    The first two photos are of the front of the house and the third photo is of the back. Hopefully I will have some more drone pics to include in my next post.

    Framers finished the exterior porch cap thing yesterday (they have to move a header in the basement today but after that they are totally done) and the roofers got the main roof shingled as well as the garage on the far right. I schlepped CAT6 cable for 4 hours last night and didn't feel like I got much done at all. Going back again tonight after work for another session.

    Well the subfloor happened today! It’s not as much progress as there should be but it’s progress nonetheless. :)

    Kitchen lights are in and all shower tile finally completed . One more week and the madness of moving in starts.
    Excited for this project to have a massive completed stamp on it

    We moved in last week with a temporary CO, got the final certificate this Wednesday. Grandma's desk in the entry way:

    Screened porch w/Eze-Breeze windows

    Now if I can get my husband off the golf course, we'll go furniture shopping!

    I love a screened porch! Deneen, how do you like those Eze-Breeze windows?? Were they very expensive?

    Engineered - I think your Eze-Breeze ? was for me. We used a design/build firm for our custom home, and that cost wasn't broken out. I love them so far, and will love them even more during pollen season! I also think they'll extend the time we'll use the porch.

    We used EZ Breeze for the porch on our custom build and have
    had a full year with them in place. They
    are awesome. We love the flexibility of being
    able to put them up and down at any time. Our porch is 14’ x 20’ and we have ten 90” tall panels on three sides and
    their cabana door. Cost for panels, door
    and install was just about $5K.

    Jkm6712, I love your screened in porch so much. I especially love that it is not blocking the natural light by being right off your eating area. Is it up against a mudroom?

    Thanks jemimabean! I didn't want it to block the light, either. It is up against a bedroom, which has windows and a door opening on to the porch, along with windows on another wall.

    Realized I didn't post photos of the outside! The size and shape of the lot, along with environmental restrictions, made a courtyard garage the most attractive option.


    The back of the house overlooks a pond, so all of the living spaces, with the exception of the dining room and one guest room, face the back of the house.

    Hardie finally going on! Very exciting. The hardie trim pieces will be same colour as hardie which we’ve finally selected as BM storm. Lots happening on site and hard to tell what is going on. I’m hesitant to raise concerns part way through as I feel they need time to finish. Not sure if that makes sense? I ask a lot of questions already lol.

    I placed the kitchen cabinet order with ikea! Eek! A kitchen of my design! It’s somewhat terrifying!

    Cabinets are almost done. I considered going to the ceiling. But, with over 10 ft ceilings, I just didn’t like the look (seemed kind of top heavy on the 3D view). Our expected finish date is now the beginning of September - getting very excited.

    I haven't posted lately but here's progress so far. Framing and trusses up. We ordered windows a few weeks ago. Picked out our cedar siding and stain color. Fingers crossed!

    svalley123 - you asked if anybody was doing stained wood - yes, we are - everywhere! Exterior is stained cedar siding as mentioned above; Interior will have some solid hardwood flooring - will be either oak or hickory; lightly stained alder for cabinetry, interior doors; baseboards and trim. Great room will have T&G ceiling; Great room plus dining & kitchen will also have reclaimed beams.

    Countertops: the Aurea Callacata Dinergy photo posted by svalley123 looked nice. I am considering a light quartz like this for my kitchen island and possibly a soapstone on the perimeter countertops ... too much? The cabinetry will all be same - no color variation.

    Strategery and Tenisha..my floors are Live Sawn Oak. White Oak. Stain is Antique Brown/Natural ratio of 2 to 1. Can’t remember the brand but it was a water based stain. More info in this link. I chose #5.

    The floors are much lighter than the picture.

    Well the houses we went to see were a bust. We don't need 5,000 sq ft with a ton of wasted space. I would rather have a 3,000 sq ft house that's well designed for that amount of money. Sigh, looking at one more today then probably going to start looking at lots! With two young kids it would have been much easier to just find an existing house but who knew finding a decent floor plan situated decently on a lot would be so difficult!

    lindavana - we got the light from Metro Lighting, its a Capital Lighting Chandelier, 4912BI, you can get in 8 or 12 lights.

    drbevdc - thanks!, my boyfriend is a big beer geek and this was his special request, we love how it turned out. Everyone raves about our open shelves, found them on Etsy and we love the navy cabinets.

    ILoveRed - curtains are our only window treatments on the main floor and since we are city living we were not sure how much everyone can see into our house, so they had to go up right away. I had purchased the curtains in advance so they were ready to go. We had the brackets hung by the construction team before we closed, so it was "easy" for me to jump up and hang them...i dont do heights very well and was a little scared since the ceilings are 11' tall, but I got them up! Rugs were all from our old house and the right size so easy to just lay down, whew.

    CP - pretty much 7 months from ground breaking to closing...although we still have workers here everyday since we have moved in. I think we were itching to get out of the apartment, but if we weren't we were honestly still 6 weeks away...

    jemimabean - thank you so much! I'll share more pics, working on finishing some more spaces, then will share more. Exterior is having some rework done, which will likely put us out 6 more weeks.

    The metal roof is being installed this week! Our builder said it should be finished by the end of the week.

    I wish I was there checking things out but my wonderful hubby brought me to Waco to visit my mother ship Magnolia Silos for our 20th wedding anniversary! And yes everything is way overpriced but I don’t mind!
