Kitchen appliance package

We are building a new home, and I am holding it up because I cannot decide on kitchen appliances! I have been to showrooms and researched like heck, and now I am just overwhelmed! This has reduced me to not answering the phone when the builder calls. LOL I need help!

I am looking at all the PRO appliances, because I was told that my house will need it for resale. I am just a basic cook, and wanted medium price range, and nothing too complicated. Can anyone help make suggestions? As a side note, no one carries Miele in our area.

Refri - Thinking subzero/wolf (unless someone knows something else reliable)

Range- I want induction I am pretty sure

Wall oven

Do I want a steamer oven?

Dishwasher

Do I want anything else?

I feel dumb posting this! LOL But after being out of a Thermador refrig for 3 months waiting for parts, I want to make better choices this build. I can't thank you guys enough who take the time to help me. Happy 4th!!

Designer Appliances in NJ or AJ Madison will ship for free the Miele appliances you need. And a SZ frig if you prefer that over a Miele. A Bosch Benchmark or 800 range is a significant cost savings. A GE Café has very good knob power modulation control for the burners. Don't forget a disposal. Insinkerator Evolution Excel or the septic assist are the only models with a stainless grind chamber(40 oz.). The other models have composite. Here.

Careful of wolf with their blue enamel chipping in the oven. Consider Bosch for induction. Too bad about no Miele service.

What does your Kitchen Designer recommend? And if you don’t have a Kitchen Designer, why not?

You do sound like a perfect customer for Miele products. Maybe ask Miele for a recommendation on where to find the closest showroom/dealer

People replace appliances with what they want after sale.

If you want to do Subzero for the fridge, go ahead.

Bosch makes a good dishwasher, oven and induction top (assuming you don't want a range.)

"because I was told that my house will need it for resale."

You may have been told that, but is it true (i.e. reasonable), or just what someone thinks would be "cool" or give him/her a bigger commission? Is it common in your neighbourhood among other homes? As long as your choices aren't built in or custom sizes, they could be replaced.

"Range- I want induction I am pretty sure

    Wall oven"

Yes on induction, but do you want a range, or a cook top and wall oven? I know the current trend is to a split cook top and wall oven, but you have to consider the space and whether it's reasonable given the size and layout of the kitchen you're having built. Some kitchens would work better with a range.

"Do I want a steamer oven?"

I would say no; if you don't want one yourself, I don't think they're a high end desired products, at least not yet.

    "Do I want anything else?"

Consider getting a double oven, or two wall ovens. Don't forget to consider what style of range hood you'll get. Consider a second/stand alone freezer for extra freezer space.

Regarding appliances chosen for resale - how quickly do you think you will be selling? If more than 5 years, I would not think about resale when choosing appliances. In that case, just get what you like and what you want to spend money on.

You said straight out you want a medium price range and nothing too complicated. Therefore, I don't agree with people who said you should seek out Miele anyway.

Bosch dishwasher. Splurge on the Subzero fridge, it's worth it. For an induction range, do a search on this forum for discussions - I have always cooked with gas, so don't know much about induction.

Don't forget about a hood. Don't get an over the range microwave; get a hood. Don't get a flat shaped hood, they don't work well, and the look is on the way out. Get a "pyramid" hood.

We went with the higher end kitchen aid appliances. Decided that the higher end appliance brands (wolf/sub zero, etc) while cool looking were really not necessary and would be very expensive. In addition, in our area, finding someone to do repairs would be difficult for the high end brands. After reading reviews, we couldn't justify paying a lot more for the higher end appliances that have a high probability of breaking down just like the less expensive options. In addition, this will be our third home with kitchen aid appliances and we have not had a problem in the past. Fingers crossed this will continue.

Sophie Wheeler..... I am assuming a kitchen designer is part of the interior designer job? If not, I have never heard of this and don't know where to find one. My interior designer is the builder's wife, and I love all her suggestions and designs. However, I was told to go pick out the appliances, and handed books from the different brands. (lol) I thought when I went to the various showrooms, they would help design something but they really didn't. They just explained every appliance. I have a large open kitchen, with huge island. I can really accommodate some anything. Where would I look to find a kitchen designer, because this person would be a bless

You may want to Google your city/area and certified kitchen designer and see if you find people whose work you like. The good thing about a kitchen designer is that he/she theoretically knows a great deal about how to make the best use of the space you have so that it functions optimally.

I say theoretically because my kitchen was designed by a KD (previous owner) and while it is a beautiful kitchen, with a large French range and Wood mode cabinets, back painted glass backsplash, it has no base drawers for example- a rookie mistake no one here would make- and yet the KD for a project in a fairly expensive house dropped the ball on that- plus a bunch of other things.

If you want medium priced appliances and are not a big cook, it's hard to beat Bosch in quality and value.

    "theoretically"

Yup, because every profession has good and bad practitioners -- not to mention that what's good for one person might be bad for another. For instance, my KD recommended some things that would be a total mistake for others and might have gotten her drummed out of the KD clubhouse, but they were right for me and my situation and so were actually signs of her doing a good job.
